AN ORDINANCE AMENDING THE LAND USE CODE OF THE
CITY OF NATIONAL CITY
(ZC-4-76, to make five amendments to the
zoning map and residential density map.)
WHEREAS, pursuant to the terms and provisions
of the Government Code of California, proceedings were
duly initiated for the rezoning of those parcels of real
property hereinafter described, and for the amendment of
the Land Use Code of the City of National City, and
WHEREAS, pursuant to due and legal notice,
hearings were held by the City Planning Commission of
said City and also by the City Council of said City, and
all persons interested were given opportunity to appear
and be heard before said Planning Commission and said
City Council, and
WHEREAS, the City Planning Commission of National
City has regularly and duly certified to the City Council
its report and has recommended such rezoning and such
amendment;
NOW, THEREFORE, the City Council of the City of
National City, California does ordain as follows:
SECTION 1. All protests, if any, against said
rezoning and said amendment to the Land Use Code, and each
of them, be and hereby are denied and overruled.
SECTION 2. That all the below described real
property as shown in the zoning map and residential density
map of National City and further described below, is by this
ordinance amended as follows:
a. Parcel 1 To increase the maximum residential
density of the properties located between "D" Avenue and the
alley located about 115 feet easterly of "D" Avenue and on the
northerly side of l2th Street to a point about 169 feet north
of 12th Street from 30 Dwelling Units/Acre to 40 Dwelling Units/
Acre.
All of Lots 15 through and including Lot 19, Jennie
M. Hobson Subdivision, according to Map thereof Number 1887,
filed in the Office of the County Recorder of San Diego
County, California, February 26, 1926. Excepting there-
from the Easterly ten feet of Lots 15, 16 and 19.
b. Parcel 2 To decrease the maximum residential
density of the properties located in the easterly side of "E"
Avenue between 12th and 13th Streets and on the northerly side
of 12th Street to a point about 260 feet north of 12th Street
from 30 Dwelling Units/Acre to 15 Dwelling Units/Acre.
The East Half of the West Half of ten acre Lots
12 and 13, Quarter Section 154, Rancho De La Nacion,
according to Map thereof Number 166, filed in the
Office of the County Recorder of San Diego County,
California, May 11, 1869. Excepting therefrom the
Northerly forty-four feet of said ten acre Lot 13
and also excepting therefrom the Westerly fifteen
feet of the East Half of the West Half of said ten
Acre Lot 13 and alsoexcepting therefrom the Westerly
twenty feet of the East Half of the West Half of said
ten acre Lot 12.
c. Parcel 3 To change the maximum residential
density of the properties located between 13th and 15th Streets
and "D" and '°E" Avenues, and between 13th and 14th Streets and
"E" and "F" Avenues from 30 Dwelling Units/Acre and 40 Dwelling
Units/Acre to "DENSITY UNSPECIFIED."
All that portion of Quarter Section 154, Rancho
De La Nacion, according to Map thereof Number 166,
filed in the Office of the County Recorder of San
Diego County, California, May 11, 1869, described as
follows:
Commencing at the Northwesterly Corner of Lot 1,
Block 1, D.E. Lozier's Subdivision of the West Half
of Lot 11 of said Quarter Section 154 as shown on
Map 1105 filed in said County Recorders Office; Thence
in a straight line to the Southwesterly corner of Lot
10, Block 1, D.E. Lozier's Subdivision of the West
Half of Lot 10 of said Quarter Section 154, as shown
on said Map 1105; Thence along the arc of a ten foot
radius curve, concave to the Northeast and tangent to
the last described line and also tangent to a line
which is parallel with and ten feet Southerly of the
Southerly line of said lot 10; Thence along said paral-
lel line to the beginning of a ten foot radius curve,
concave to the Northwest and tangent to said parallel
line and also tangent to the Easterly line of Lot 11,
Block 1 of said D. E. Lozier's Subdivision of the afore-
said West Half of Lot 10,; Thence along the arc of said
curve to the Southeasterly corner of said Lot 11; Thence
in a straight line to a point which is ten feet Southerly
of the Southeasterly Corner of Lot 11, Block 1, D. E.
Lozier's Subdivision of the aforesaid West Half of Lot
11, of said Quarter Section 154, said point being on a
line, said line being the Southerly prolongation of the
Easterly line of said Lot 11, Block 1; Thence in a straight
line to a point which is ten feet Southerly of the South-
easterly corner of Lot 11, Block 2, D. E. Lozier's Sub-
division of the aforesaid West Half of Lot 11, of
said Quarter Section 154, said point being on a line,
said line being the Southerly prolongation of the
Easterly line of said Lot 11, Block 2; Thence in a
straight line to the Northeasterly corner of Lot 20
of said Block 2; Thence in a straight line to the
point of commencement.
d. Parcel 4 To decrease the maximum residential
density of the properties located between Palm Avenue and
1-805 and between 10th Street and 12th Street and the area
between 9th Street and loth Street and "R" Avenue and I-805
from 15 Dwelling Units/Acre to 10 Dwelling Units/Acre.
All that portion of 80 Acre Lot 1, Quarter Section
129, of Rancho De La Nacion, according to Map thereof
Number 166 by Morrill on file in the Recorder's Office
of. San Diego County, California, more particularly des-
cribed as follows:
Commencing at the Northwesterly corner of Lot 2,
Graham and Bonamo Subdivision per Map thereof Number
3880 on file in the Recorder's Office of San Diego
County, California; thence North 18° 16' West along
the Northerly prolongationof the Westerly line of
said Lot 2 to the Northwesterly corner of Lot 1,
Santos Subdivision per Map thereof Number 2458 on
file in the Recorder's Office of San Diego County,
California; thence North 71° 35' 30" East a distance
of 633.39 feet to a point on the Westerly line of the
Easterly Half of the Westerly Half of said 80 Acre
Lot 1; thence Northerly along said Westerly line,
North 18° 14' West, 377.63 feet; thence along the arc
of a 60 foot radius curve, concave to the Northeast
and tangent to said Westerly line a distance of 71.94
feet; thence tangent to said curve, South 86° 56' East,
a distance of 80.16 feet; thence along the arc of a 290
foot radius curve, concave to the North and tangent to
said last described course, a distance of 108.82 feet;
thence tangent to said curve, North 71° 34' East,
168.12 feet; thence North 18° 26' West, 10 feet; thence
North 72° 03' 50" East, 25 feet more or less to the
Westerly line of Freeway 11-SD-805; thence Southerly
along said Westerly line of said Freeway 11-SD-805
South 17° 53' 05" East, 273.68 feet; thence leaving
said Freeway Westerly line, South 72° 03' 39" West,
25 feet; thence South 17° 53' 05" East (Record South
18° 22' East per Map 2458) , 266.53 feet more or less
to the Southeasterly corner of Lot 10, Block "B" of
said Santos Subdivision; thence Westerly along the
Southerly line of said Lot 10 and its Westerly prolong-
ation to the Southeasterly corner of Lot 12, Block "A"
of said Santos Subdivision; thence Southerly along the
Easterly line of Lots 12 and 13 of said Graham and
Bonamo Subdivision and there Southerly and Northerly
prolongations a distance of 320.89 feet; thence along
the arc in the Southeasterly line of said Lot 13, 15.66
feet; thence along the Southerly line of said Lot 13 and
its Westerly prolongation 582.64 feet; thence along the
arc in the Southwesterly line of Lot 4 of said Graham
and Bonamo Subdivision a distance of 15.74 feet; thence

Commencing at the Southwesterly corner of the
Southeasterly quarter of the Westerly half of said
80 Acre Lot 1, thence Northerly along the Westerly
line of said Southeasterly quarter a distance of 30
feet; thence Easterly parallel to the Southerly line
of said Southeasterly quarter a distance of 30 feet
to the TRUE POINT OF BEGINNING; thence continuing
Easterly parallel to the Southerly line of said South-
easterly quarter 359.58 feet more or less to a point
of termination on the Westerly line of Freeway 11-SD-805;
thence Northerly along said Westerly freeway line
301.23 feet to the Northerly line of the Southerly
Half of said Southeasterly quarter; thence Westerly
along said Northerly line 325 feet more or less to
a point lying 63.68 feet Easterly of the Westerly
line of said Southeasterly quarter; thence Southerly
along a line parallel to the Westerly line of said
Southeasterly quarter a distance of 30 feet; thence
Westerly along a line parallel to the Northerly line

feet more or less to a point of intersection with a
line 30 feet Easterly of and parallel to the Westerly

E. Parcel 5 To decrease the maximum residential
density of the properties located on the south side of 4th
Street, on the west side of "T" Avenue, adjacent to the east
side of I-805 Freeway from 20 Dwelling Units/Acre to 15 Dwell -
in Units/Acre.
The North Half of the East Half of the East
Half of the West Half of 80 Acre Lot 2, Quarter
Section 130, Rancho De La Nacion, per Subdivision
Map thereof Number 166, filed in the Office of the
County Recorder of San Diego County, California,
May 11, 1869. Excepting therefrom the Northerly
forty feet, the Easterly thirty feet and that por-
tion lying westerly of the Easterly right-of-way
line of Interstate Freeway 805.
