ORDINANCE NO. 1530
ORDINANCE TO ADD PLAN-
NED DEVELOPMENT COM-
BINING ZONE TO CERTAIN
REAL PROPERTIES ZONED
RM-1 AND ADOPTING SAID
ORDINANCE AS AN INTERIM
ZONING ORDINANCE AND
ADOPTING SAID ORDINANCE
AS AN URGENCY ORDINANCE.
WHEREAS, several inquiries
regarding development of the
below described real property
have recently been received; and,
WHEREAS, the below
described real property has
unique site features of size,
shape, topography and location;
and,
WHEREAS, said property is
prominently visible from 1-805
Freeway; and,
WHEREAS, the development of
said site to minimum land use
code standards could produce
design features that would be
inconsistent with the site features
as specified above and result in
serious problems of environ-
mental quality to the detriment of
publ is health, safety and welfare.
Developed to minimum RM-1
standards, this property could be
used contrary to a broad inter-
pretation of the National City
General Plan calling for esthetic
quality, usable open space, and
livability and adaptability to its
conditions of location, topo-
graphy, and natural setting; and,
WHEREAS, the City Council
has heard the report and recom-
mendations of the Planning Com-
mission;
NOW, THEREFORE, BE IT
ORDAINED that PD (Planned
Development) zoning be added to
the RM-1 zoned property in the
City of National City described as
follows:
PARCEL 557-05-33
All that portion of the Westerly
one-half of the Easterly one-half
of the Westerly one-half of 80 acre
Lot 2 in Quarter Section 130 of the
Rancho de la Nacion according to
the Map thereof by Morrill No. 166
filed in the Office of the Recorder
of San Diego County, May 11,
1869, all in the City of National
City, County of San Diego, State
of California, described as
follows:
Beginning at the northwest
corner of the aforesaid Westerly
one-half of the Easterly one-half
of the Westerly one-half, thence
Easterly along the Northerly line
of said Westerly one-half to a
point of intersection with a line
parallel with and perpendicular
20 feet Easterly of the Westerly
line of said Westerly one-half;
thence South 17° 41' 30" East
149.72 feet to the "true point of
beginning," said point also being
a point in the Westerly line of
Highway opening XI-SD-805; then
Easterly and Southerly along said
Highway line North 72° 13' 30"
East 6.64 feet, South 390 07' 16"
East 452.83 feet, South 570 37' 09"
East 172.52 feet; South 17° 45' 53"
East 236.99 feet to an angle point
in said Highway line; thence
leaving said Highway line South
61 ° 58' 08" West 9.38 feet; thence
South 450 14' 14" West 40.15 feet
more or less to the Northerly line
of the Southerly 30 feet of the
Northerly three-quarters of
aforesaid Westerly one-half;
thence Westerly along said
Northerly line 236.97 feet more or
less to the aforesaid parallel line
20 foot perpendicular to said
westerly line; thence northerly
along said parallel line 811.66 feet
more or less to the "true point of
beginning."

All that portion of the Southerly
one -quarter of the Westerly one-
half of the Easterly one-half of the
Westerly one-half of 80 acre Lot 2
in Quarter Section 130 of the
Rancho de la Nacion according to
the Map thereof by Morrill No. 166
filed in the Office of the County
Recorder of San Diego County,
May 11, 1869 and in the City of
National City, County of San
Diego, State of California,
described as follows:
All of said Southerly one -
quarter of the Westerly one-half
of the Easterly one-half of the
Westerly one-half of said 80 Acre
Lot 2. (Excepting therefrom the
northerly 40 feet thereof, and also
the Southerly 40 feet thereof, and
also the westerly 20 feet thereof).
BE IT ORDAINED that this
ordinance is adopted as an in-
terim zoning ordinance pending a
public hearing before the City
Planning Commission and this
ordinance shall expire four (4)
months from the date of adoption
unless extended by terms of
applicable laws.
