ORDINANCE TO REZONE CERTAIN REAL PROPERTIES FROM RM-1
(RESIDENTIAL MULTIPLE FAMILY) TO RT-PD (RESIDENTIAL
TWO FAMILY -PLANNED DEVELOPMENT) AND ADOPTING SAID
ORDINANCE AS AN INTERIM ZONING ORDINANCE, AND ADOPTING
SAID ORDINANCE AS AN URGENCY ORDINANCE
WHEREAS, it has been brought to the attention of
the City that the below described real property, containing
about 1.13 acres, and situated within a neighborhood developed
almost exclusively for single family and two family residential
uses is zoned RM-1 (Residential Multiple Family) - density 20;
and,
WHEREAS, the zoning of said site could allow a
maximum of 23 residential dwelling units to be constructed
thereon, and
WHEREAS, the Planning Department, in response to
a City Council directive, is conducting a planning study of
all areas in National_ Cites wherein the present zoning would
allow development of apartments within single family residential
neighborhoods, and
WHEREAS, the development of this site to minimum RM-1
standards, and to the maximum intensity allowed by the Residential
Density Zoning Map could be in conflict with zoning proposals
which the City Council may consider after receiving the report
of the Planning Study now being conducted, and
WHEREAS, the development of this site to the maximum
intensity now allowed by the zoning ordinance would be contrary
to adopted policies contained within the National City General
Plan calling for the protection, preservation and conservation
of National City's residential neighborhoods, in a manner
that preserves the character and attractiveness of the exist-
ing neighborhoods and prevents new apartment construction
in predominantly single family home areas;
NOW, THEREFORE, BE IT ORDAINED that the below
described real property be rezoned from RM-1 (Residential
Multiple Family) to RT-PD (Residential Two Family -Planned
Development):
The West half of the Northwest quarter of the
Southeast quarter of 40 acre lot 2, Quarter
Section 131, Rancho de la Nacion, Map 166
(excepting street openings on the Northerly
and Southerly;) together with the Westerly
50 feet of the Southerly half of the East
half of the Northwest quarter of the South-
east quarter of said 40 acre lot 2, (except-
ing therefrom street opening on the Southerly).
BE IT ORDAINED THAT this Ordinance is adopted as
an interim zoning ordinance pending a public hearing before
the City Planning Commission and this Ordinance shall expire
four (4) months from the date of adoption unless extended
by terms of applicable laws.
BE IT ORDAINED THAT the City Council find that
this Ordinance be adopted as an urgency ordinance for the
reasons set forth above.

on December 21, 1976 under the provisions of Secs. 65856
and 65858 of the Government Code.
I FURTHER CERTIFY that the reading of said ordinance in
full was dispensed with by a vote of not less than a majority
of the members elected to the Council.
I FURTHER CERTIFY that the above and foregoing is a full,
true and correct copy of Ordinance No. 1549 of the City of
National City, passed and adopted by the Council of said City
