AN ORDINANCE AMENDING ORDINANCE. NO. 962, ZONING
ORDINANCE OF THE CITY OF NATIONAL CITY, CALIFORNIA
(Southland Industrial Park, Unit No. 2)
WHEREAS, pursuant to the terms and provisions of
the Government Code of California, proceedings were duly in-
itiated for the rezoning of those parcels of real property
hereinafter described, and for the amendment of National City
Zoning Ordinance No. 962, and
WHEREAS, pursuant to due and legal notice, hear-
ings were held by the City Planning Commission of said City
and also by the City Council of said City, and all persons
interested were given opportunity to appear and be heard
before said Planning Commission and said City Council, and
WHEREAS, the City Planning Commission of National
City has regularly and duly certified to the City Council
its report and has recommended such rezoning and such amend-
ment;
NOW, THEREFORE, the City Council of the City of
National City, California does ordain as follows:
SECTION 1. All protests, if any against said re-
zoning and said amendment to Ordinance No. 962, and each of
them, be and hereby are denied and overruled.
SECTION 2. Section 4.42. That notwithstanding
anything to the contrary in Section 4 of this Ordinance,
there is hereby established and adopted:
A C-4 F-1, Wholesale Commercial Designated Flood -
way Zone on all those properties located within Quarter Section
160, Rancho de la Nacion according to Map thereof by Morrill
No. 166, filed in the Recorder's Office in the County of San
Diego, State of California, more particularly described as
follows:
The Southerly 400 feet of the Northerly 1200 feet
of the Easterly 310 feet of Quarter Section 160; and that por-
tion of Quarter Section 160 more particularly described as
follows: Beginning at a point on the Easterly line of said
Quarter Section 160 said point being 585 feet Northerly of the
Southeast corner of said Quarter Section 160; Thence Southerly
along said Easterly line of said Quarter Section 160 to the
Southeasterly corner thereof; Thence Westerly along the South-
erly line of said Quarter Section 160 a distance of 310 feet;
Thence Northerly parallel with the Easterly line of said Quarter
Section 160 a distance of 530 feet; Thence Northeasterly in a
straight line to a point on the Westerly line of National Avenue
which is 60 feet Westerly at right angles to the Easterly line
of said Quarter Section 160 from the Point of Beginning; Thence
Easterly 60 feet to the Point of Beginning; said area lying
within the South Branch of the Sweetwater River. (Area abutting
National Avenue within the Proposed Flood Control Channel and
area within the South Branch of the existing Sweetwater River).
C-4 F-2, Wholesale Commercial Flood Plain Restrictive
Zone on all those properties located within Quarter Section 160,
Rancho de la Nacion according to Map thereof by Morrill No. 166,
filed in the Recorder's Office in the County of San Diego, State
of California, more particularly described as follows:
Beginning at the Northeast Corner of Quarter Section
160; Thence South 18° 14' 36" East along the Easterly line there-
of a distance of 800 feet to the True Point of Beginning. Thence
continuing Southerly along said Easterly line a distance of
1, 835.80 feet more or less to the Southeast Corner of said Quarter
Section 160; Thence South 71° 43' 36" West along the Southerly
line of said Quarter Section 160 a distance of 310 feet to a point;
Thence Northerly parallel with the Easterly line of said Quarter
Section 160 a distance of 1,836.00 feet more or less to the South-
erly Boundary of the Southland Industrial Park Unit No. 1; Thence
Easterly along said Southerly Boundary a distance of 310 feet
more or less to the True Point of Beginning; EXCEPTING THEREFROM
the Northerly 400 feet thereof lying within the proposed United
States Army Corps of Engineer's Flood Control Channel; ALSO
EXCEPTING THEREFROM that portion of the above described land des-
cribed as follows: Beginning at a point on the Easterly line of
said Quarter Section 160 said point being 585 feet Northerly of
the Southeast Corner of said Quarter Section 160; Thence South-
erly along said Easterly line of said Quarter Section 160 to the
Southeasterly Corner thereof; Thence Westerly along the Southerly
line of said Quarter Section 160 a distance of 310 feet; Thence
Northerly parallel with the Easterly line of said Quarter Section
160 a distance of 530 feet; Thence Northeasterly in a straight
line to a point on the Westerly line of National Avenue which is
60 feet Westerly at right angles to the Easterly line of said
Quarter Section 160 from the Point of Beginning; Thence Easterly
60 feet to the Point of Beginning; said area lying within the
South Branch of the Sweetwater River. . (Area abutting National
Avenue excluding those areas placed within the F-1 Zone).

on all/properties located within Quarter Section 160, Rancho de
la Nacion according to Map thereof by Morrill No. 166, filed in
the Recorder's Office in the County of San Diego, State of
California, more particularly described as follows:
The Northerly 400 feet thereof lying within the pro-
posed United States Army Corps of Engineer's Flood Control
Channel; Also that portion of Quarter Section 160 more partic-
ularly described as follows: Beginning at a point on the South-
erly line of said Quarter Section 160 distant thereon 310 feet
Westerly of the Southeast Corner of said Quarter Section 160;
Thence Northerly parallel with the Easterly line of said Quarter
Section 160 a distance of 530 feet; Thence Southwesterly in a
straight line to a point on the West line of the East 470 feet
of the West half of said Quarter Section 160 said point being 220
feet Northerly from the Southerly line of said Quarter Section
160; Thence Southerly along said West line of said East 470 feet
a distance of 220 feet to a point on the Southerly line of said
Quarter Section 160; Thence Easterly along said Southerly line a
distance of 1,480.00 feet more or less to the Point of Beginning.
(Balance of the National City Airport property lying within the
Proposed Flood Control Channel and the existing Sweetwater River).

State of California, more particularly described as follows:
Beginning at the Southeast Corner of Quarter Section
160; Thence South 71° 43' 36" West along the Southerly line of
said Quarter Section 160 a distance of 310 feet to the True Point
of Beginning; Thence continuing Westerly along said Southerly
line a distance of 1,480.00 feet more or less to the West line of
the East 470 feet of the West half of Quarter Section 160; Thence
Northerly along said West line a distance of 1,840.00 feet more
or less to the Southwest Corner of Southland Industrial Park Unit
No. 1; Thence Easterly along the Southerly Boundary of Southland
Industrial Park Unit No. 1 a distance of 1,480 feet more or less
to a point on said Southerly Boundary which is 310 feet Westerly
from the Easterly line of said Quarter Section 160; Thence South-
erly parallel with and 310 feet Westerly of the Easterly line of
said Quarter Section 160 a distance of 1,840.00 feet more or less
to the True Point of Beginning; EXCEPTING THEREFROM the Northerly
400 feet thereof lying within the proposed United States Army
Corps of Engineer's Flood Control Channel; ALSO EXCEPTING THERE-
FROM that portion of the above described land described as follows:
Beginning at a point on the Southerly line of said Quarter Section
160 distant thereon 310 feet Westerly of the Southeast Corner of
said Quarter Section 160; Thence Northerly parallel with the East-
erly line of said Quarter Section 160 a distance of 530 feet;
Thence Southwesterly in a straight line to a point on the West
line of the East 470 feet of the West half of said Quarter Section
160 said point being 220 feet Northerly from the Southerly line
of said Quarter Section 160; Thence Southerly along said West line
of said East 470 feet a distance of 220 feet to a point on the
Southerly line of said Quarter Section 160; Thence Easterly along
said Southerly line a distance of 1,480.00 feet more or less to
the Point of Beginning. (Area within the balance of the National
City Airport property excluding those areas placed within the
M-3 F-1 Zone).
