WHEREAS, pursuant to the terms and provisions of the Government Code of California and Ordinance No. 750 of the City of National City, and upon the filing of a proper petition by the land owners proceedings were duly initiated for the rezoning of those certain parcels of real property hereinafter described, and WHEREAS, pursuant to due and legal notice hearings were held by the City Planning Commission of said City and also by the City Council of said City, and all persons interested were given an opportunity to appear and be heard before said Planning Commission and said City Council, and WHEREAS, the City Planning Commission of National City has regularly and duly certified to the City Council its report and has recommended such rezoning. NOW THEREFORE, the City Council of the City of National City, California, does ordain as follows: Section 1: All protests, if any, against said rezonings, and each of them, be and hereby are denied and overruled. Section 2: Section 4.21 is hereby added to Ordinance No. 750 and shall read as follows: Section 4.21: That not withstanding anything to the contrary in Section 4 of this Ordinance, there is hereby established and adopted: (A) An R-4, Multiple Family Residence District zone for all that certain property m©re particularly des- cribed as follows: All that portion of 40 Acre lot 2, Quarter Section 132, Rancho de La Nacion, according to Map thereof No. 166 on file in the Recorder's Office of San Diego County, California described as follows: The easterly half of the southwest southwest quarter of said 40 Acre therefrom the easterly 30 feet and feet thereof, and the westerly 130 easterly 160 feet of the Northwest southwest quarter of said 40 Acre quarter of the lot 2, excepting the southerly 30 feet of the quarter of the lot 2. (B) A C-2, General Business District zone for all that certain property more particularly described as follows: All that portion of 80 Acre lot 1, Quarter Section 129, Rancho de La Nacion, according to Map thereof No. 166 on file in the Recorder's office of San Diego County, California, described as follows: Commencing at the Northwest corner of said 80 Acre lot 1, thence S 18° 16' 00" E along the west line of said lot, a distance of-223.80 feet; thence N 71° 44' 00" E 30.00 feet to the TRUE POINT OF BEGINNING; -thence continuing N 71° 44' 00' E 603.93 feet, more or less, to an intersection with the westerly line of a 60.00 foot strip of land known as "R" Avenue :as described in Parcel 1 in deed to City of National City recorded January 9, 1925, in Book 1065, page 59 of deeds; thence northerly along said westerly line 183 feet, more or less, to an intersection with the southerly line of the northerly 40 feet of said 80 Acre lot 1; thence westerly along said southerly line to the easterly line of the westerly 155 feet of said lot 1; thence S 18° 16' 00" E along said easterly line 125.00 feet to the southerly line of the northerly 165.00 feet of said 80 Acre lot 1; thence westerly along said southerly line 125.00 feet to the easterly line of the westerly 30.00 feet of said lot; thence S 18° 16' 00' E along said easterly line 58.8 feet to the 'TRUE POINT OF BEGINNING". (C) A C-2, Limited Business District zone for all that certain property more particularly described as follows: The northeast quarter of the northeast quarter of 40 acre lot 1, Quarter Section 132, Rancho de La Nacion, per map No. 166 on file in the office of the San Diego County Recorder, excepting therefrom the southerly 100 feet and the westerly 150 feet.
