HomeMy WebLinkAboutCC RESO 15,771RESOLUTION NO. 15771 RESOLUTION OF THE CITY COUNCIL OF THE CITY OF NATIONAL CITY, CALIFORNIA, APPROVING THE FINAL SUBDIVISION MAP FOR THE PHILHOMES PLAZA I SUBDIVISION AND THE COVENANTS, CONDITIONS AND RESTRICPIONS THEREFOR. CASE FTT F' NO.: S-1-86 WHEREAS, at a regular meeting of the City Planning Commission held on October 3, 1988, said Commission reed to the City Council the approval of the final sntaivision map for the Philhames Plaza I Subdivision, as approved by City Council Resolution No. 15,283 which approved the tentative map (S-1-86); and, WHEREAS, all requirements of the tentative map, the California Subdivision Map act and Title 17 of the City of National City Municipal Code have been complied with. NOW, THEREFORE BE IT RESOLVED by the City Council of the City of National City that the final map for the Philhomes Plaza I Subdivision and covenants, conditions and restrictions therefor are hereby approved subject to the following conditions, in addition to the conditions set forth in Resolution No. 15,283: 1. The developer shall install curbs and gutters on the east side of Shell Avenue between the westerly boundary of the Philhomes Plaza I Subdivision on Shell Avenue and Fourth Street, subject to the owner of San Diego County Assessor's Parcel No. 669-050-01 dedicating the westerly 30-feet of said parcel for street purposes. 2. The developer shall landscape all yard areas of each lot that are otherwise unimproved, in accordance with Section 18.54.030 of the National City Land Use Code. Detailed landscape plans shall be submitted concurrently with building plans for issuance of a building permit. 3. Exterior elevations of all dwellings shall incorporate a variation in design. 4. The following shall be satisfied prior to issuance of a building permit: A. A copy of the recorded covenants, conditions and restrictions, amended to require that the Architectural and Maintenance Review Committee maintain a fund of no less than $8,000 to be used to perform necessary maintenance or repair of landscaped slopes, shall be filed with the Planning Director. B, The City Engineer shall verify the survey boundaries of the philhomes Plaza I Subdivision. C. The developer shall contribute his portion of costs (approximately $32,200) for needed off -site drainage improvements, as determined by the City Engineer. BE IT FURTHER RESOLVED that the City Clerk is hereby authorized and directed to file said final map with the County Recorder. PASSED AND ADOPTED this 18th day of October, 1988. GEORGE H.
