RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF NATIONAL CITY
APPROVING THE SALE PRICE OF REAL PROPERTY
BOUNDED BY 81u STREET ON THE SOUTH,
ROOSEVELT AVENUE ON THE EAST,
INTERSTATE ROUTE 5 (I-5) ON THE WEST
AND 7Th AVENUE ON THE NORTH
WHEREAS, the Community Development Commission of the City of National
City (CDC) has entered into an Exclusive Right To Negotiate for the sale of real property with
the Hennessey Group, the Developer, for development of a parcel of land bounded by 8th Street
on the south, Roosevelt Avenue on the east, Interstate Route 5 (1-5) on the west and 7th Avenue
on the north; and
WHEREAS, the developer proposes to construct a combination convenience
store, fast food operation and gas station at the site; and
WHEREAS, in accordance with the California Community Redevelopment
Law, Health and Safety Code Section 33433 (Law) a Summary Report Pertaining to the Sale of
Real Property Relative to Sale Price (Summary Report) must be available for public review
and a public hearing regarding said sale price must be held and certain findings made prior to
the sale of the property.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of
National City that the Notice of Public Hearing and Summary Report have been prepared and
executed in accordance with the requirements of the Law.
BE IT FURTHER RESOLVED that a public hearing regarding the sale price for
the real property was held by the City Council on May 16, 2000.
BE IT FURTHER RESOLVED that the City Council hereby finds that with a
sale price of $572,550 and a Covenant attached to Real Property as described in the Summary
Report, that said consideration is not less than the fair reuse value at the use and with the
covenants and conditions and development costs authorized by the sale.
BE IT FURTHER RESOLVED that the City Council hereby finds that the sale
will assist in the elimination of blight.
BE IT FURTHER RESOLVED that the City Council hereby finds that the sale
is consistent with the implementation plan adopted pursuant to Health and Safety Code Section
33490.
