RESOLUTION APPROVING TENTATIVE SUBDIVISION
MAP - HILL DRIVE SUBDIVISION, 2530--2802 HILL
DRIVE, A PRIVATE STREET
BE IT RESOLVED by the City Council of the City of
National City that the tentative map for Hill Drive
Subdivision, 2530-2802 Hill Drive be approved subject
to the following conditions:
1. That the Final Map indicate all sur-
vey and mathematical data, monuments, bearings and dis-
tances, and ties to existing monuments used to establish
the subdivision boundaries;
2. A plan indicating the existing and the
proposed drainage facilities be approved by the City
Engineer;
3. Street improvement drawings for the.
proposed private street beapproved prior to approval
of the Final Map. Indicate street section of 2" of
asphalt concrete on 6" of aggregate base, curb to curb
width of 25' minimum, and driveway entrance and method
of keeping the water in the street, to each lot with a
driveway. Also use a street type entrance at 6th and
Arcadia;
4. An improvement agreement with security
attached, approved by the City Attorney, shall be filed
with the City Clerk prior to approval of the Final Map;
5. The Final Map to indicate thereon the
boundaries of Record of Survey No. 8346, and sufficient
ties thereto;
6. A delayed staking bond will be required;
7. Engineering checking and inspection fees
will be required and computed per Municipal Code and will
be part of the improvement agreement as a cash deposit;
8. Prior to approval of the Final Map, a copy
of the Covenants, Conditions and Restrictions shall be
filed with and reviewed by the Planning Department and
approved by the City Attorney of National City.
The Covenants, conditions And Restrictions
shall:
a. Provide for the private maintenance
of utilities, streets, and storm drains by the project
subdivider.
b. Indicate that leaseholders will agree
to allow for maintenance of privatesewer mains which
extend across subdivision leasehold lines,
I. Final Map approval shall include all the
conditions of the approved PUD permit for this project.
J. Final Map shall identify all existing
assessor parcels being modified by this subdivision and
show those portions which are "Not a Part".
K. Subdivision leasehold lines shall be in
compliance with requirements of the Uniform Building
Code and Uniform Fire Code. This condition shall be
applied where side yard setbacks less than the required
3' are identified as a deviation.
L. A sewer easement shall be granted to the
City by separate document for the trunkline sewer tra-
versing the subject property.
M. Approval of the proposed subdivision is
conditioned upon its use being limited for the express
purpose of leasehold agreements as defined by Section
783 of the California Civil Code. This limitation shall
be shown on the Final Map.
N. The approval of this tentative map allows
the recording of the final map as a "one lot subdivision"
or
"condominium", at the option of the City.
