RESOLUTION APPROVING TENTATIVE SUBDIVISION MAP
ON PROPERTY LOCATED EAST OF "E" AVENUE, NORTH OF
KIMBALL WAY
(Park Village Condominiums)
BE IT RESOLVED by the City Council of the City
of National City that the tentative subdivision map for
property located east of "E" Avenue, north of Kimball Way,
be approved subject to the following conditions:
1. The final map shall indicate all survey and
mathematical information, monuments,bearings,
and distances and ties to existing monuments
used to establish the subdivision boundaries.
2. Existing and proposed easements shal_ be
shown on the final map.
3. Soils and geologic reports shall be prepared
and filed per Sections 66434 and 66434.5,
respectively, of the Government Code of the
State of California.
4. Engineering Department checking and inspection
fees, to be disbursed per City Municipal Code,
shall be deposited with the City Treasurer
in the amount of $200.00.
5. The developers shall pay all sewer connection
fees at the time building permits are issued.
6. Fees for interim school facilities in the
amount of $150 per bedroom in each unit shall
be paid at the time building permits are
approved and issued, pursuant to National
City Ordinance No. 1622, unless the CC&R's
as approved by the City Attorney of National
City limit this condominium subdivision to
adults only.
7. Park fees of $125.00 per unit shall be paid
at the time building permits are approved
and issued.
8. Maximum slope grade within the project
boundary shall be 2 to 1.
9. Prior to the approval of the final map,
a landscape plan prepared by a licensed
landscape architect shall be approved by
the City. Slope banks shallbe stabilized
with an approved combination of soil -binding
ground cover, shrubs and trees. A permanent,
underground, automatic irrigation system
shall be included in the landscape plan.
10. Prior to the filing

b. Consent to record
11. Maintenance of slopes within this sub-
division shall be the responsibility of
the Homeowners' Association and shall be
provided for in the CC&R's.
12. Prior to the filing of the final map, a
copy of the Covenants,. Conditions and
Restrictions shall be filed with and

ance work and place a tax lien on the
property to cover the costs thereof.

fire protection equipment and life
safety systems and appliances per
City Ordinance 1591 and Uniform Fire
Code Sections 13.206, 13.207, 13.208(a)
through (e), and 13.302(a) and (b) as
required by the City of National City
Fire Department.
