RESOLUTION APPROVING TENTATIVE SUBDIVISION MAP
FOR PLAZA VILLAGE CONDOMINIUMS AT 3208 EAST
EIGHTH STREET
BE IT RESOLVED by the City Council of the City
of National City that th.e tentative subdivision map for
Plaza Village Condominiums at 3208 East Eighth Street,
be approved subject to the following conditions:
1. Indicate all survey information and
mathematical information, monuments,
bearings and distances, and ties to exist-
ing monuments on the final map.
2. A grading plan, including Paradise Creek re-
alignment and improvements, on -site drainage
facilities shall be approved prior to accept-
ance of the final map.
3. Street improvement drawings showing local
drainage, water, sewers, lighting, and
appurtenances shall be approved prior to
acceptance of the final map.
4. Soils report to be prepared by a soils engineer
and presented to the City pripr to any design
of walls, streets, or drains.
5. Street lights are to be provided by the owner
from a design by the San Diego Gas & Electric
Company, and approved by the City Manager.
6. A copy of the agreement by the Sweetwater
Authority to serve shall be filed with the
City prior to approval of the final map.
7. A bond for delayed staking shall be approved
by the City prior to the acceptance of the
final map.
8. The final map shall not be accepted until an
agreement has been accepted by the City Council,
for the timely completion of the public improve-
ments, and such other improvements that may be
bonded, withsuitable security attached.
9. All utilities are to be underground.
10. All soils work shall be done under the
direction of a soils engineer.
11. That sewer fees be paid as determined by
the director of Building and Housing at the
time building permits are issued.
12. Maintenance of landscaping within this
subdivision shall be the responsibility of
the homeowners' association and shall be
provided for in the CC&R's The CC&R's shall:
A. Clearly specify a "level of maintenance"
to be expected of all landscaped areas
and suitable measures to guarantee compli-
ance therewith by the homeowners' associ-
ation.
B. Provide that the City may enter the
property and perform necessary maintenance
work, and place a tax lien on the property
to cover the costs thereof.
13. The drainage line shown at the southerly
terminus of the cul-de-sac shall be recorded as
an easement prior to approval of the final map.
14. Prior to approval of the final map, a copy of
the CC&R's shall be filed with and approved by
the City Attorney of National City.
15. Prior to the approval of the final map, the
following documents shall have been filed with
and approved by the National City Planning
Department.
A. Diagramatic floor plans
B. Consent to Record
16. Conditions of approval of Planned Unit Develop-
ment Permit No. PUD-1-79 attached and made
part hereof, by reference, shall also apply
to this subdivision map.
