RESOLUTION APPROVING TENTATIVE SUBDIVISION MAP'
ON PROPERTY LOCATED AT 940 PALM AVENUE
(Hardesty Homes, Inc.)
BE IT RESOLVED by the City Council of the City
of National City that the tentative subdivision map for
property located at 940 Palm Avenue, be approved subject
to the following conditions:
1. Indicate all survey information and mathe-
matical information, monuments, bearings
and distances, and ties to existing monuments
on the final map.
2. A grading plan, including drainage facilities,
showing off-street improvements shall be
approved prior to acceptance of the final map.
3. Street improvement drawings showing local
drainage, water, sewers, lighting, and appurt-
enances shall be approved prior to acceptance
of the final map.
4. Street improvements will be required on Palm
Avenue as follows:
a. 5 foot sidewalk
b. Bank treatment to assure minimum erosion.
5. Soils report to be prepared by a soils engineer
and presented to the City prior to any design
of walls, streets or drains.
6. street lights are to be provided by the owner
from a design by the San Diego Gas & Electric
Co. and approved by the City Engineer.
7. A copy of the agreement by the Sweetwater
Authority to serve shall be filed with the
City prior to approval of the final map.
8. A bond for delayed staking shall be approved
by the City prior to acceptance of the final
map.

9. The final map shall not be accepted until
an agreement has been accepted by the City
Council, for the timely completion of the
public improvements, and such other improve-
ments that may be bonded, with suitable security
attached.
10. Letters of permission, setting out in detail
the proposed work to be done, shall be secured
from adjoining property owners where their
property will be included, for cut or fill
slopes, drainage, pedestrian walkways, walls
or any appurtenances arising from the develop-
ment of this site. Letters to be filed with
the City prior to acceptance of the final map.
11. All utilities are to be undergrounded.
12. All soils work shall be done under the direc-
tion of a soils engineer.
13. That sewer fees be paid as determined by
the Director of Building & Housing at the
time building permits are issued.
14. Maintenance of landscaping within this sub-
division shall be the responsibility of the
homeowners' association and shall be provided
for in the C.C. & R's. The C.C. & R's shall:
a. Clearly specify a "level of maintenance"
to be expected of all landscaped areas
and suitable measures to guarantee com-
pliance therewith by the homeowners'
association.
b. Provide that the City may enter the
property and perform necessary maintenance
work, and place a tax lien on the property
to cover the costs thereof.
15. Prior to approval of the final map, a copy
of the C.C. & R's shall be filed with and
approved by the City Attorney of National City.
16. Prior to the approval of the final map,
the following documents shall have been
filed with and approved by the National
City Planning Department:
a. Diagrammatic floor plans
b. Consent to Record
17. Conditions of approval of Planned Development
Permit No. 108 as set forth in National City
Planning Commission Resolution No. 31-78
attached and made part hereof, by reference,
shall also apply to this subdivision map.
18. That fees for interim school facilities in
the amount of $150.00 per bedroom in each
unit shall be paid at the time building
permits are approved and issued, pursuant
to National City Ordinance No. 1622, unless
the C.C. & R's as approved by the City Attorney
of National City limit this condominium sub-
division to adults only.
