HomeMy WebLinkAboutCC RESO 12,262RESOLUTION NO. 12,262 RESOLUTION APPROVING TENTATIVE SUBDIVISION MAP LEISURE 1 ESTATES, 16TH STREET SOUTH SIDE, EAST OF EUCLID AVENUE (Gerhard Braun) BE IT RESOLVED by the City Council of the City of National City that the tentative subdivision map, Leisure 1 Estates, 16th Street South Side, East of Euclid Avenue, be approved subject to the following conditions: 1. A grading plan will be required showing drainage and approved by the City Engineer prior to approval of the final maps. 2. Street dedication will be required and im- provements to streets as follows: Casa Place - 52 foot right-of-way 40 foot on curb line 4.5 foot sidewalk (measured from face of curb) cul-de-sac radii: 45 foot on right-of-way line 40 foot on curb line 3. A four foot utility easement will be required along all street frontage except the cul-de-sac 45 foot radius and 16th Street. 4. All utilities are to be undergrounded in a trench behind the curb. Provide underground cable for T.V. 5. Street lights are to be provided by the owner from a design approved by the street lighting coordinator of San Diego Gas & Electric Company and the City Engineer. 6. Site drainage shall be shown on a building plot plan and approved by the City Engineer. 7. Sewer line improvements shall be made in accordance with the requirements of the City Engineer. 8. The developer shall enter into an agreement with the California American Water Company for water service. 9. An existing 48" drain pipe at Lanoitan shall be extended to connect the system to an existing pipe at 16th and Euclid. This shall be worked out between the developers of Leisure 1 Estates, the developers of Morning Breeze subdivision and the City. 10. A resonable solution to slopes and surface drainage on the common boundary shall be arrived at between the developers Morning Breeze 11. correct of Leisure 1 Estates, the developers of subdivision and the City. If a deed error exists, a field survey will same in regards to the common boundary. 12. That the applicant pay all sewer connection fees, as established by the Director of Building & Housing, at the time building permits are issued. 13. That the applicant pay park and maintenance fees of $75.00 per dwelling unit. 14. Maximum slope grades within the project boundary shall be 2 to 1. 15. Prior to approval of the final map, a slope landscape plan, prepared by a licensed landscape architect, shall be approved by the City. Slope banks over 3 feet in height shall be stabilized with an approved combination of soil binding ground cover, shrubs and trees. A permanent underground irrigation system or systems shall be included in the landscape plan. 16. The Covenants, Conditions and Restrictions shall: Provide that the City may enter the property and perform necessary slope and place a tax lien on the property b. Clearly specify a maintenance work, to cover costs thereof. "level of maintenance" to be expected of all landscape areas and suitable measures to guarantee compliance therewith by the property owners. 17. Prior to approval of the final map a street tree plan shall be submitted and approved by the City. 18. Street trees will be installed by the developer in accordance with the approved Street Tree Plan. 19. That a soils investigation report shall be submitted when building construction plans and specifications are submitted for approval. 20. The final map for this subdivision (parcel map) shall not be approved or recorded until an agreement between the property owner and the City for the timely completion of all public improvements required herein, with suitable security attached, has been accepted by the City Council. 21. That Lot 4 be reserved for future street purposes until such time as the final map is presented for approval. PASSED AND ADOPTED this 8th day of February, 1977. ATTEST: MAY
