HomeMy WebLinkAboutCC RESO 12,492• RESOLUTION NO. 12,492 RESOLUTION APPROVING TENTATIVE SUBDIVISION MAP FOR CENTER CITY PROJECT, EAST OF "D" AVENUE, NORTH OF 15TH STREET BE IT RESOLVED by the City Council of the City of National City that the tentative subdivision map for Center City project, East of "D" Avenue, North of 15th Street, be approved subject to the following conditions: 1. A grading plan showing off-street improve- ments shall be approved by the City Engineer prior to approval of the final map. This shall include drainage facilities and appurtenances. 2. Street improvement drawings shall be approved prior to approval of the final map. This shall include local drainage and sewers and appurtenances. 3. Street improvements and dedication will be required as follows: Kimball Way - 72 foot right-of-way (at "D" Ave.) 2 - 20 foot driven ways on curb line 12 foot median 2 - 10 foot parkways (measured from face of curb) 5.5 foot sidewalk - easterly side 3" A.C. on 9" AGG Kimball Way - (From alley east of "D" to proposed lot B) 70 foot right-of-way 40 foot driven ways on curb line 5.5 foot sidewalks 20 foot parkway on the north 10 foot parkway on the south 3" A.C. on 9" AGG Kimball Way - (From proposed lot B to 14th Street at "F" Avenue) 60 foot right-of-way 40 foot driven way on curb line 5.5 foot sidewalk - easterly side 10 foot parkway 3" A.C. on 9" AGG nEn Avenue, 14th Street and 15th Street 52 foot right-of-way 32 foot driven way on curb line 5.5 foot sidewalks 2" A.C. on 6" AGG a DII Avenue - 80 foot right-of-way 48 foot driven way on curb line 5 foot sidewalk on the west 5.5 foot sidewalk on the east 16 foot parkways 3" A.C. on 9" AGG 4. All utilities are to be undergrounded. 5. Street lights are to be provided by the owner from a design approved by the street lighting coordinator of San Diego Gas & Electric Company. 6. All earthwork shall be done under the direction of a soils engineer. 7. All owners of record and of easements that could ripen into fee title shall be indicated or referenced on the final map. 8. All easements of record are to be indicated on the final map along with proposed easements for dedication (sewer, water, electric, telephone, cable TV, drainage, pedestrian, slope, access, et al.). 9. Maximum slope grades within the project boundary shall be 2 to 1. 10. Prior to approval of the final map, a slope landscape plan prepared by a licensed landscape architect shall be approved by the City. Slope banks over 3 feet in height shall be stabilized with an approved combination of soil binding ground cover, shrubs and trees. A permanent underground irrigation system shall be included in the landscape plan. 11. The "area to be landscaped" at the northwest corner of "E" Avenue and Kimball Way to be indicated as street right-of-way on the final map. PASSED AND ADOPTED this llth day of October, 1977.
