RESOLUTION APPROVING TENTATIVE SUBDIVISION MAP
FOR PROPERTY LOCATED NORTH OF 16TH STREET
AND EAST OF PALM AVENUE
(South Scape Condominiums)
BE IT RESOLVED by the City Council of the City
of National City that the tentative subdivision map for property
located north of 16th Street and East of Palm Avenue, be
approved subject to the following conditions:
1. That the applicants pay all sewer connection
fees at the time building permits are issued.
2. That the applicants pay park maintenance fees
of $75.00 per dwelling unit prior to issuance
of building permits.
3. Maximum slope grade within the project boundary
shall be 2 to 1.
4. Prior to the approval of the final map, a
landscape plan, prepared by a licensed land-
scape architect shall be approved by the City.
Slope banks shall stabilize with an approved
combination of soil binding ground cover,
shrubs and trees. A permanent underground,
automatic irrigation system shall be included
in the landscape plan.
5. Maintenance of slopes within this subdivision
shall be the responsibility of the Homeowners'
Association and shall be provided for in the
Covenants, Conditions and Restrictions.
6. The Covenants, Conditions and Restrictions
shall:
a. Clearly specify a "level of maintenance"
to be expected of all landscaped areas
and suitable measures to guarantee com-
pliance therewith by the Homeowners'
Association.
b. Provide that the City may enter the
property and perform necessary main-
tenance work, and place a tax lien
on the property to cover the costs
thereof.
7. Prior to approval of the final map, a copy
of the Covenants, Conditions and Restric-
tions shall be filed with and approved by
the City Attorney of National City.
8. Prior to the issuance of the final map
the following documents shall have been
filed with and approved by the National
City Planning Department:
a. Diagrammatic floor plans.
b. Consent to record.
9. A grading and drainage plan for this
proposed subdivision shall be submitted
to and approved by the City Engineer prior
to approval of the final map.
10. A soils report shall be prepared and shall
be noted on the final map as to date and
engineer making the report.
11. The developer enter into an agreement with
the Sweetwater Authority for the extension
of required facilities for water service,
and file the agreement with the City.
12. The final map shall indicate all survey.
and mathematical information, monuments,
bearings and distances, and ties to exist-
ing monuments used to establish the sub-
division boundaries.
13. Existing and proposed easements shall be
shown on the final map.
14. All utilities shall be underground includ-
ing cable for television.

15. Street lights are to be provided by the owner
from a design by the street lighting coordin-
ator of the San Diego Gas & Electric Company.
16. All sewer and drainage easements required
off -site to serve this property shall be
supplied by the owner prior
the final map.
17. Sewer drainage improvements

18. The owner shall enter into an agreement with
the City for the timely completion of all
public improvements required herein and
for setting of the monuments with suitable
security attached
