RESOLUTION GRANTING ZONE VARIANCE PURSUANT TO
THE LAND USE CODE OF THE CITY OF NATIONAL CITY
(Z-6-77, to allow the subdivision of certain property to create
three parcels [lots], one of which will have no street frontage
and two of which will not have driveway access to an abutting
public street [a 15 foot wide easement will be provided across
the remaining lot to serve these with access] on property
located at 1303 "0" Avenue)
The City Council of the City of National City does
hereby find, determine, order and resolve as follows:
1. That practical difficulties, unnecessary hardship
and a result inconsistent with the general purpose and intent
of the Land Use Code of the City of National City would occur
through strict application of the provisions of said Code to
that certain real property hereinafter described.
2. That a Petition requesting a variance has been
filed pursuant to the provisions of the Land Use Code and said
petition complies with all the requirements of said Code.
3. That the National City Planning Commission did
hold a hearing on said Petition and did recommend to the City
Council that a variance be granted.
4. That the granting of a variance with reference
to the property hereinafter described will not defeat, but
rather will carry out the general intent and purpose of the
National City Land Use Code, will provide for the public safety
and welfare and will administer substantial justice.
5. That a variance from the provisions of said Land
Use Code be and hereby is granted with reference to all the
certain real property situated in the City of National City,
California, more particularly described as follows:

of the County Recorder of San Diego
County, February 28, 1939.
6. That the variance hereby granted is as follows:
To allow the subdivision of certain property to create three
parcels (lots), one of which will have no street frontage and
two of which will not have driveway access to an abutting
public street (a 15 foot wide easement will be provided across
the remaining lot to serve these with access) on property
located at 1303 "O" Avenue, subject to the following conditions:

1 of tentative parcel map, shall be removed prior to building
permit issuance.

3 shall be landscaped and irrigated in accordance with Chapter
18.54, National City Municipal Code.
d. Construct a 140' six inch water main for con-
nection to a private fire hydrant in the northwest corner of
parcel 3. All costs to be borne by the property owner.
e. One-half street paving of 2" a.c. on 6" c.r.b.
will be required with curbs on sidewalk on "0" Avenue and side-
walk on Palm Avenue.
