HomeMy WebLinkAboutCC RESO 11,582RESOLUTION NO. 11,582 RESOLUTION GRANTING A RESIDENTIAL PLANNED DEVELOPMENT PERMIT PURSUANT TO ORDINANCE 1077 (No. 63 at 1519 Orange Avenue, 2315 and 2321 E. 16th Street, Palm Homes, Inc.) The City Council of the City of National City, California does hereby find, determine, order and resolve as follows: 1. At a regular meeting of the City Planning Com- mission on August 26, 1974, said Commission unanimously adopted a recommendation that the owner of the real property at 1519 Orange Avenue, 2315 and 2321 E. 16th Street, andalso known as Lot 3, Parcel Map No. 1825, as filed in the office of the County Recorder of San Diego County, be granted a Residential Planned Development Permit upon the conditions hereinafter stated: 2. That the City Council has received the recom- mendation of the Planning Commission, and after full and complete consideration of said recommendation hereby grants a Residential Planned Development Permit to construct three individual single family dwellings on three separate building sites subject to the following terms and conditions: a. Fencing. All side yards and rear yards shall be enclosed within a six foot (6') high solid wood fence ex- cept, fence heights shall not exceed four feet (4') within required ten foot (10') front yard setbacks. b. Landscaping. All yards and open space that is not otherwise used for walkways or driveways shall be landscaped. (Combination of trees, ground cover, shrubs, flowers or lawns). A minimum of two (2) 15 gallon size trees shall be planted per lot. Said trees shall be located within the front twenty feet (20') of the lot. c. Irrigation. A mechanical irrigation system shall be installed for all landscaping. d. Slopes. All slopes shall be graded to a maximum gradient of two (2) horizo.ntal to one (1) vertical. e. Walkways. Pedestrian walkways shall be constructed of concrete a minimum of four inches (4") thick and thirty-six inches (36") in width. f. Driveways. All driveways, excluding those areas within public right-of-way, shall be surfaced with either concrete (4" thick) or asphalt concrete (3" thick). g. Acknowledgment. Prior to the issuance of a building permit by the Department of Building and Housing, the applicant shall file with the Planning. Department an acknowledgment in writing stating that he is cognizant of all the conditions as hereinabove set forth and agrees to accom- plish the same prior to occupancy of the dwelling.
