RESOLUTION GRANTING A RESIDENTIAL PLANNED DEVELOPMENT
PERMIT PURSUANT TO ORDINANCE 1077
(No. 64, to Construct a 32 Unit Apartment Complex Within the
900 Block of "N" Avenue, West Side, Cal -Home Development)
The City Council of the City of National City,
California does hereby find, determine, order and resolve as
follows:
1. At a regular meeting of the City Planning Com-
mission on August 26, 1974, said Commission unanimously adopted
a recommendation that the owner of the real property at 900
block of "N" Avenue, west side, and also known as a portion
of 40 acre Lot 1, Quarter Section 132 according to Map No.
166, as filed in the office of the County Recorder of San
Diego County, be granted a Residential Planned Development
Permit upon the conditions hereinafter stated.
2. That the City Council has received the recom-
mendation of the Planning Commission, and after full and
complete consideration of said recommendation hereby grants
a Residential Planned Development Permit to construct a 32-
unit apartment complex within the 900 block of "N" Avenue,
west side, subject to the following terms and conditions:
a. If the sloping driveway ramp exceeds ten
(10) percent, a transition section at least eight feet (8')
long shall be provided at each end of the ramp. Said trans-
ition section shall be sloped a maximum of five percent (5%)
b. One (1) private fire hydrant shall be pro-
vided at a location to be approved by the Fire Marshal. Said
hydrant shall have one 2-1/2" and one 4' connection. Required
flow 1000 G.P.M. minimum. (Note: Hydrant shall be installed
and in service prior to commencing construction of combustible
materials.
c. Cut and fill slopes shall not exceed (2)
horizontal to (1) verticle unless said slopes are engineered
by a licensed civil engineer.
d. Sewer lateral for this project shall be
connected to the main line on Plaza Boulevard.
e A concrete drainage swale (per National
City Engineering specifications) shall be provided along
the northerly property line to conduct slope and adjoining
property drainage to "M" Avenue.
f. Development shall be in accordance with
the plans as viewed by the Planning Commission.
g. Prior to the issuance of a Building Permit
by the Department of Building and Housing, the property owner
shall file with the Planning Department an acknowledgment in
writing stating that he is cognizant of all conditions as
hereinabove set forth and agrees to accomplish same prior to
final inspection by the Building inspector of the issuance
of a Certificate of Occupancy.
