RESOLUTION GRANTING A RESIDENTIAL PLANNED DEVELOPMENT
PERMIT PURSUANT TO ORDINANCE 1077
(No. 60 at 1541-1543, 1547, 1549 Euclid Avenue; and
2421-2423 East Sixteenth Street. R-4-PD, Residential
Planned Development Zone. [V.P.U., Inc.])
The City Council of the City of National City,
California, does hereby find, determine, order and resolve
as follows:
1. At a regular meeting of the City Planning Com-
mission on February 11, 1974, said Commission unanimously
adopted a recommendation that the owner of the real property
known as 1541-1543, 1547, 1549 Euclid Avenue and 2421-2423
East Sixteenth Street, and also known as Parcels A, B, & C,
Parcel Map No. 1768 as filed in the office of the County
Recorder of San Diego County, July 25, 1973, be granted a
Residential Planned Development Permit upon the conditions
hereinafter stated.
2. That the City Council has received the rec-
ommendation of the Planning Commission, and after full and
complete consideration of said recommendation hereby grants
a Residential Planned Development Permit to construct three
duplexes on three subdivided lots subject to the following
terms and conditions:
A. Prior to the issuance of a building permit by
the Department of Building and Housing, the property owner/
applicant shall:
(1) File with the County Recorder a parcel
map approved by the City Engineer, in substantial conformance
with the approved Lot Split Map (LS-2-72) and in conformance
with the State Subdivision Map Act. Said parcel map shall
locate and show a ten foot (10') existing sewer easement
recorded per deed dated October 21, 1946, as file number
114283; and, existing sewer facilities, if any.
(2) File with the Planning Department a
Revised Landscape/Irrigation Plan, incorporating those
changes as noted on the office copy of plans prepared by
Southern California Landscape Designs, dated November 9,
1973 (available in the Planning Department).
B. All electrical, telephone and similar
distribution service wires shall be placed underground.
C. Yard and security lighting shall be provided
and shall be shaded from neighboring property and streets.
D. All landscaped areas adjacent to behicular
access or parking areas shall be protected by a six inch
(6") concrete or asphalt berm.
E. All driveways shall maintain a clearance of
twelve feet (12') in width and twelve feet (12') of vertical
clearance.
F. All landscape shall be permanently maintained
in a growing and healthy condition.
G. Exterior of buildings shall incorporate the
architectural features shown on exterior elevations sub-
mitted by the applicant and filed as part of the development
plans, with the following additions:
(1) A minimum of 300 of the exterior side
yard side (southerly side) of building "B" shall be architec-
turally treated with tan slump block.
(2) A minimum of 30% of the front yard side
(southerly side) of building "C" shall be architecturally
treated with light brown slump block.
PASSED AND ADOPTED this 26th day of February, 1974.
