RESOLUTION APPROVING TENTATIVE MAP - NATIONAL CENTER,
SOUTH SIDE OF 30TH STREET, EAST OF EDGEMERE AVENUE, WEST
OF I-805 (NATIONAL CENTER, A LIMITED PARTNERSHIP)
BE IT RESOLVED by the City Council of the City of
National City that the tentative map for National Center,
South Side of 30th Street, East of Edgemere Avenue, West of
I-805 (National Center, a Limited Partnership) be approved
subject to the following conditions:
1. That the Planning Commission make a finding
that Prospect Street Extension, from the southerly line of
30th Street, is not needed for present or contemplated
future public purposes, and that the Planning Commission
recommend to the City Council the vacation of said street.
Also
2. That the Planning Commission recommend to the
City Council that they make a finding that the proposed
subdivision is consistent with the General Plan and that
this tentative map be approved subject to the following
conditions:
a. That all drainage easements be dedicated
to the City of National City.
b. That the area presently in an unincorporated
area of San Diego County be annexed to National City before
the final map is approved by the National City City Council.
c. That all the conditions of Conditional
Use Permit 1973-5 shall apply to the approval of this map.
d. Reports on soil conditions to insure
stability of improvements and utilities shall be furnished
to the City of National City by the subdivider prior to
the installation of any improvements or utilities; the
source and scope of the reports will be subject to the
approval of the City Engineer.
e. All electrical, telephone, or similar
distribution utility facilities shall be placed underground.
f. Install public and private fire hydrants
as specified by the National City Fire Chief.
g. That the following utility companies
submit letters of "non -protest" to the vacation of Prospect
Street Extension:
(1) San Diego Gas & Electric Company
(2) Pacific Telephone Company
(3) California -American Water Company
h. That all necessary agreements with the
City of Chula Vista and the Spring Valley Sanitation District
to provide sewer service to this project are completed prior
to approval of the final subdivision map.
i. That the applicant pay all sewer fees which
may be required for connection to the sewer line.
j. That prior to approval of the final sub-
division map by the City Council, plans showing all street
improvements for Sweetwater Road and Edgemere Avenue, on -site
and off -site traffic circulation, driveway entrances, public
and private sidewalks, and related details be submitted for
review and approval by the City Engineer and the Planning
Director.
This might include a requirement for the
dedication of additional public street rights -of -way for
the widening of Edgemere Avenue and/or Sweetwater Road.
