RESOLUTION GRANTING COMMERCIAL PLANNED DEVELOPMENT.
PERMIT PURSUANT. TO. ORDINANCE NO. 1077 FOR INSTALLATION
OF AN AUTOMOBILE SERVICE STATION IN CONJUNCTION WITH
PROPOSED GEMCO DEVELOPMENT.,. EAST OF HIGHLAND AVENUE,
SOUTH OF 30TH STREET.`(M-2-A, LIMITED LIGHT MANUFACTURING
ZONE, SANTA ANITA DEVELOPMENT. CORPORATION)
The City Council of. the City of National City,
California, does hereby find, determine, order and resolve
as follows:
1. At a regular meeting of the City Planning
Commission on February 12, 1973, said Commission unanimously
adopted a recommendation that the owner of the real property
more .fully described in Exhibit "A" attached hereto, be
granted a Commercial Planned Development Permit for .the in-
stallation of an automobile service station, in conjunction
with the proposed Gemco development, east side of Highland
Avenue, south of 30th Street upon theconditionshereinafter
stated.
2. That the City Council has received the recommen-
dation of the Planning Commission, and after full and complete
consideration of said recommendation hereby grants a .Commercial
Planned Development Permit upon the following terms and condi-
tions:
a. Prior to the issuance of a. building permit
by the Department of Building and Housing, the developer shall
file with the Planning Department an acknowledgment in writing
.stating that he is cognizant of all conditions as hereinbelow
set forth and agrees to accomplish Same prior to occupancy and/or
within a period of time not .to exceed one year from date of
City Council adoption of resolution granting planned commercial
development permit.
(l) Use of coin and/or card operated gasoline
dispensers shall be prohibited.
(2.). Pole mounted exterior lighting .shall be
provided on decorative concrete poles or equivalent as determined
by the Director of Planning.
(a) All Exterior lighting shall be so
shaded .and directed to fall only upon that property from which
said light source is located.
(3)Installation of all required walls,
landscaping and permanent underground irrigation system.
(Separate permit required for landscaping public property)
(4) Development, relative to location
of structures, areas of landscape and off-street parking in
accordance with that shown on plans, reviewed by the Planning
Commission.
(.5) Development and operation of the use
authorizedby the issuance of this permit shall be in accordance
with all provisions of City Ordinance No. 1213, as amended by
Ordinance No. 1251.
(6) Development plans submitted for the
issuance of a building permit shall incorporate provisions
for the following:
(a) Center island cashier office and
facia of pump island canopy .incorporating a combination
textured and brick weneer exterior finish, harmonious with
the exterior
finish of
telephone or similar
the tire, battery and accessory structure.
(b) Exterior lighting system.
(c) Undergrounding of all electrical,
distribution utility facilities.
(d) Directional markings and/or signs to
controlthecirculation of motor. vehicles.
(e) Signs not part of this permit.
3. In the event that the City Council should at
find and determine that the above conditions as
any time
set
forth have not been satisfied, it may declare .this Permit
void and of no further effect.
