RESOLUTION GRANTING COMMERCIAL PLANNED DEVELOPMENT
PERMIT PURSUANT TO. ORDINANCE NO. 107.7
(Mobil Service Station)
The City Council of the City of National City does
hereby find, determine, order and resolve as follows:
1. At a regular meeting of the City Planning Com-
mission on February 22., 1971, said Commission unanimously
adopted a recommendation that th.e owners of the real property
more .fully described in Exhibit A attached hereto, be' granted
a Commercial Planned Development Permit to construct a new
Service Station at 2945 Highland Avenue upon the conditions
hereinafter stated:
2.. That the City Councilhas received the:recommen-
dation of. the Planning Commission, and after full and complete
consideration of said recommendation herebygrants a Commercial
Planned Development Permit upon the following terms and condi-
tions:
a. Compliance with all the requirements of City Ordi-
nance No. 1213; Criteria for the Control of Service Stations.
b. All .structures, including signs, shall observe
a minimum ten foot (10') setback from the Highland Avenue
property line.
c. Install similar fencing along the easterly prop-
erty line as is proposed to be installed along the northerly
property line, in order to completely screen this site from
adjacent properties.
d. Driveway openings shall be relocated and in-
stalled in accordance with the requirements of the City
Engineer.
e. All requirements of the Fire Department shall
be complied with.
f. All landscaping shall be approved by th.e Director
of Parks and Recreation prior to its installation.

Development of the site shall be in accordance
with the approved plans on file with the Planning Department,
except as hereinabove modified.
h. That the leased of the Service Station sign a
statement acknowledging that he is cognizant of and will comply
with all the provisions of. the City Ordinance No. 1213; Cri-
teria for the Control of Service.Stations (as amended).
i. All conditions shall be complied with prior to
the issuance of a Certificate of Occupancy by the Department
of Building and Housing.
3. In the event that the City Council should at
any time find and determine that the above conditions as
set forth have not been satisfied, it may declare this Permit
void and of no further effect.
