RESOLUTION GRANTING A RESIDENTIAL PLANNED DEVELOPMENT
PERMIT PURSUANT TO ORDINANCE 1077
(2746 E. 16th Street, Starfire Homes, Inc.)
The City Council of the City of National City,
California does hereby find, determine, order and resolve as
follows:
1. At a regular meeting of the City Planning Com-
mission on March 8, 1971, said Commission unanimously adopted
a recommendation that the owner of the real property at 2746
East 16th Street and more .fully described below, be granted
a Residential Planned Development Permit upon the conditions
hereinafter stated:
The NOrtherly 120.feet of Lot 206 Lincoln
Acres Annexation No. 2 Map No. 1748.
2. That the City Council has received the recom-
mendation of the Planning Commission, and after full and
complete consideration of said recommendation hereby grants
a Residential Planned Development Permit to construct a
four unit apartment complex consisting of two one -bedroom
and two three -bedroom units subject to the following terms
and conditions:
a. The required front yard setback, excluding
areas of ingress and egress and that portion utilized for
off-street parking, shall be permanently landscaped and pro-
vided with an adequate watering system.
b. All slopes shall be adequately planted to
minimize the possibility of erosion.
c. Adequate provisions shall be made for
rubbish containers, and shall not be located within the
required front yard setback.
d. All electrical, telephone and similar dis-
tribution service wires shall be installed underground.
e. All off-street parking sites shall be
lined and provided with adequatebumper guards.
f. Development shall be in accord with devel-
opment plans and architectural rendering, and approved changes
thereof, submitted as part of subject application.
g. Useable open space/play area shall be sur-
faced with a combination of grass and decomposed granite, and
shall incorporate children's play apparatus consistent with
the anticipated occupancy of the development, and enclosed
within a three (3) foot high fence.
h. Construction shall be in accord with all
laws, codes and ordinances of the city of National City.
i. Trees, approved as to number and type by
the Planning Commission with recommendation from the City
Tree Forester, shall be planted in the parkway area behind
the -curbs and sidewalks.

Construction shall commence within thirty
(30) days from date of approval of R4-PD Permit, with com-
pletion ninety (90) days thereafter.
k. Prior to the issuance of a building per-
mit, the property owner of record and developer shall sign
an acknowledgement in writing that they have read and under-
stand the conditions of approval and agree to develop in ac-
cordance therewith.
1. Prior to the issuance of a certificate of
occupancy by the Director of Building and Housing, all con-
ditions shall have been complied with.
