BE IT RESOLVED by the City Council of the
y of
National City that the revised tentative map for the proposed
Sweetwater Mesa Subdivision be approved subject to the
following conditions:
Ownership of that portion of 'Lot I-i, Sweetwater

Heights Subdivision, as shown on the subject map to be acquired

Sidewalktransition shall be constructed at Cagle,
Newberry, and Stockman Streets to match eaistin_g sidewalks
within the Sweetwater Heights Subdivision.
3. Cagle Street to be permanently improved a minimum

shall ue installed contiguously to the center line of Stockman
Street from a point opposite the southerly line of Newberry
Street east a distance of approlimately two hundred thirty

the California -American Water Company relative to the instal

7. The subdivider shall pay to the City of National
City one hundred forty dollars ($10.00) per acre as capital
investment in the Sweetwater sewer trunk line which will be
turned over to the County Special District Services.

accordance with plans approved by the City Engineer in conform-
ance with all existing ordinances.
All grading and drainage facilities shall be
installed and completed in accordance with plans approved by
the City Engineer.
10. A five foot (5') sidewalk on Stockman, Newberry,
and Cagle Streets shall be installed contiguous to the curb.
11. One (I) tree, type, sibe and specie to be approved
by the Park Director, shall be installed and maintained between
the sidewall an the rear of the front yard setback on Lots 1
and 2, 3. through 12, 14 through 33, and 37 through 39.
12. Two (2) trees, type, size and specie to be approved
by the Park Director, shall be installed and maintained between
the sidewalk and the rear of the front yard setback on Lots
, 13, and 3 through 36.
13. Two (2) trees, type, size and specie to be approved

the sidewalk and the rear of the exterior side yard setback on
Lots 5, 9, 21 and 22...

c. On Cagle Street at the property line between
Lots 17 and.18, southwest corner of Lot 14, northeast corner
of Lot 21, and at the northerly property line of Lot 23..
Subdivider shall work with the 'San Diego Gas and Electric
Company on the installation of said street lights with possible
future mainenance and operation by the utility, company.
17., An attached ordetached enclosed garage for
twocars shall be constructed simultaneously witheach dwell-
ing constructed. Said garage shall be maintained for off-
street parking unless provisions can be made to construct
another off-street parking garage or site in accordance with
the: zoning ordinance of the City of National City.
18. All garages opening upon a street shall main-
tain a minimum twenty: foot :(2A'.).setback from the property.
line to prevent .encroachment within the public right-of-way
of any automobile _temporarily parking within the front yard
setback. No permanent parking shall be permitted within said
front yard setback.
19. All slopes lessthan twelve feet :(1.2') in height,
including all slopes within individual lots, shall be planted
with a small variety of ice plant,i.e., croceum or floribunda.
20.' All slopes: over fifteen feet in height, with
over a 2 to 1 slope, shall be planted with five (S5.) shrubs per
lot.
21. All 'slopes over: twelve feet (1.2.') in height
shall be planted with a small variety of .ice plant. at the top
six feet :(6') and .the bottom six feet .(6:') intermediate area
may be planted with coarse -ice plant,. edule.
22.. In the .event slope rights are required from
adjacent properties, said rights shall beacquired and recorded
with the City of National City prior to acceptance of the
final map.
23.: Within theexterior boundaries of the proposed
subdivision all electrical, telephone and similar distribution
utility facilities shall beinstalled underground.
24. The subdivider shall install underground tele-
vision and radiocable to each property line and restriction
within the deed shall read that the property owner shall con-
nect to. thecable` if and when it becomes available.
25. Right-of-way for Cagle Street,. north. of and
abutting the Area of the proposedcul-de-Sac on Cagle Street
shall be dedicated to the City of National City.
