Seawind Greens i'Jubdivsion be approved sulniect to the following conditions: f. A Panned Residential Unit Development Permit shall be secured by the owner from the City Council upon recommendation of the Planning Commission in accordance with the provisions of Ordinance ho. '.62 as amended by Ordinance No. ilLo prior to the approval by the. City of the Final Map. 2. Street and alley dedication and improvements. a. Any portion of Euclid Avenue not previously ,icated shall be dedicated as a public street and,: improved an eighty-four foot (hid') right-of-way with a si-zty-four foot 04 ) travelway. Subdivider shall improve the westerly half with curbs, gutters, twenty feet Onl% \-- I of permanent paving (three inches AC on adequate base instead of two inches AC on adequate base.) b. D-Dch Street stall be improved as a sinty foot (601) right-oway with a rorty foot (': ) travelway and improved with curb,gutter, five foot (5') concrete sidewalk and twenty feat (21I) of permanent paving; ten fee (10') of grading shall be completed from the center fine of the street oh that 'pa': of street indicated for future development. c. Orange Avenue shall be improved as a fifty foot (5E') right-of-way with a thirty -sin foot (06') travelway jN and improved with curbs, five foot iqrconcrete sidewall,, and eighteen feet of permanent paving, two inches AC installed on adequate base; ten feet (11') of grading shall be completed from the center fine of the street on that half of street indicated for future development. Twenty-four foot (24') alley, entering off 14th Street and ending in a fifty foot (5l•) cul-de-sac, shall be dedicated as a public alley, improved in accordance with the specifications of the Engineering Department of the City of National City, and CHILDREN AT PLAY". en posted NO PARKING AT ANY TIME and "SLOW. The Final Map shall provide typical street sections for Orange Avenue, 1,2th Street and Euclid Avenue to be revised, to meet the requirements of the City Engineer. f. Final Map shall provide a typical section alley design to meet the requirements of the City 2mgineer. g. All street and alley improvements shall be in accordance with all specifications of the Engineering Depart- ment of the City of National City. 3. Off -site portion of street improvements: a. Subdivider shall be responsible for improving any portion of the Easterly half of Orange Avenue southerly of the proposed subidivision to 16th Street in accordance with the requirements stated above and concurrently with the sub- division improvements. b. The off -site portion. of the southerly extension of Euclid Avenue to 16th Street not be improved by the subdivider but be included, within the contract let by the City to improve Eucid Avenue from Plaza to 14th Street. 4. Relocation of Sewer Main shall be accomplished at the enpense of the benefitted property; no enlargement of pipe size is necessary. J. City of National City to pay half the cost for installing a forty-eight inch (46") diameter RCP Storm Drain. 6. Street signs, number, size, type and location to be installed as approved by the Public Works Director of the City of National City. '. Underground Utilities. a. All proposed electrical, telephone, and similar distribution utility faciities shall be paced under- ground, including all feeder lines from existing pub__ 41; ties. Subdivider shall make all arrangements with the utility companies and the City of National City for the undergrounding of said facilities. b. All outside lighting shall be of an ornamental design and shall be wired for underground service. Subdivider shall makeprovisions with the Fire Chief of the City of National City for the installation of fire alarm boxes ant wiring for same in accordance with the fire alarm system of the City of National City. 6. All water distribution facilities shall be installed in conformance with the specification of the City of National City and the California American Water Company. e. All sewer collection facilities within the proposed subdivision and within the extension, of existing facili- ties shall be installed in accordance with the specification&of the City Engineer. Subdivider shall install underground television cable stubbed into each dwelling unit with a major iunction box. (I.) All deeds shall contain a restriction requiring the property owner to connect to the underground service when it is extended into the City of National City and exterior antenna becomes deteriorated. At this time no new overhead antennas shall be permitted. 2. Police and Fire Protection. a. Subdivider shall make provision for fire hydrants as required by the Fire Chief. Access to lot thirty-five shall be provided and maintained at all times to the Fire and Police Departments of the City of National City. Construction, Drainage and Grading. a. Construction drawings shall include complete grading and drainage plans to be approved by the City Engineer. b. Subdivider shall comply with the recommenda- tions of the City Engineer as to the installation and maintenance of drainage faciiities 10. Final Map shall provide on the title sheet pro- visions that all residential maintenance, development, sale and repair will be s t to the Residential Planned Unit Develop- ment Permit the original of which will be on file in the office of the City Clerk of the City of National City. Final Nap shall provide on the title sheet indica- tion that the individual lots encompassing the single residential unit do not meet the minimum building sites of the City of Nat o- 1 City. r^ Final Map shall provide on the title sheet that the subdivision shall be subject to all the conditions and restric- tions contained within the Residential Planned Unit Development Permit the original of which shall be on file in the office of the City Clerk of the City of National City. 13. Subdivider shall provide the City Attorney with a copy of his proposed deed which will be issued upon the sale of the units and which shall include provisions concerning the property owners rights to the open space area. 14. The subdivider shall prior to the Final Nap submit to the City Attorney a copy of the declaration of restrictions which will be placed against the subdivision. 15. In the event the subdivider fails to secure a Residential Planned Unit Development Permit as required by Ordinance No. 1116 approva of subject tentative map shall become null and void and the land shall revert back to one large area of vacant land.
