Variance for Reduction in Rear Yard Setback, National Award Homes, Sub- division Units Numbers 1 and 2.:) The City Council of the City of National City does hereby find, determine, order and resolve as follows: 1. That practical difficulties, unnecessary hard- ship, and a result inconsistent with the general purpose and intent of Ordinance No. 962 would occur through strict appli- cation of the provisions of said Ordinance to that certain real property hereinafter described. 2. That a Petition requesting a blanket variance has been filed pursuant to the 'provisions of Section 12 of Ord- inance No. 962 and said Petition complies with all the require- ments of said section. 3: That the National City Planning Commissiondid hold a hearing on said Petition anddid recommend to the City Council that a blanket variance be granted. 4. That the granting of a blanket variance With ref- erence to the property hereinafterdescribed will not defeat, but rather will carry out the general intent and purpose of. the National City Zoning Ordinance, will provide for the public safety and welfare and will administer substantial justice. 5. That a blanketvariance from the provisions of said Ordinance No. 962 be and is hereby granted with reference to all that certain real property situated in the City of National City, California, more particularly described as follows: All of National Awards Homes Subdivision Unit No. 1 according to Map No.-4268, on file in the office of the County Recorder of the County of San Diego, and National Awards Homes Subdivision Unit No. 2 according to Map 4370,. on file in the office of the County Recorder of the County of San Diego. 6. That the variance hereby granted is as follows: Blanket Variance for reduction in rear yard setback, subject to the following conditions: a. It be limited to one .story in height. b. A minimum ten feet be provided from the rear lot line within which no projection or overhang will be permitted. c. The projection shall not be wider than thirty, percent of the width of the lot measured at the rear of the projection. d. It conforms in generalto the design of the rest of the principal structure. e. Not more than forty percent of the original rear yard (prior to construction of additions to the main .structure or of accessory structure) .shall be covered. f. No renter may apply for a building permit to en- large his house without .the written consent of the property owner. 7. In the event that the City Council should here- after find and determine that the conditions above set forth have not been satisfied, it may declare this variance void and of no further effect.
