Resolution granting zone variance for trailer park at Paradise
Valley Hospital (with two year review) was adopted by unanimous
vote of the City Council at the regular meeting of January 14th.
Later action in the same meeting was to table the Resolution*

RESOLUTION NO. 9738
RESOLUTION GRANTING ZONE VARIANCE PURSUANT TO
ORDINANCE NO. 962
(Zone Variance No. Z-60, Paradise Valley
Sanitarium and Hospital)
The City Council of the City of National City does
hereby find, determine, order and resolve as follows:
1. That practical difficulties, unnecessary hard-
ship, and a result inconsistent with the general purpose and
intent of Ordinance No. 962 would occur through strict ap-
plication of the provisions of said Ordinance to that certain
real property hereinafter described.
2. That a Petition requesting variance has been
filed pursuant to the provisions of Section 12 of said Ordin-
ance and said Petition complies with all the requirements of
said section.
3. That the National City Planning Commission did
hold a hearing on said Petition and did recommend to the City
Council that a variance be granted.
4. That the granting of a variance with reference
to the property hereinafter described will not defeat, but
rather will carry out the general intent and purpose of the
National City Zoning Ordinance, will provide for the public
safety and welfare and will administer substantial justice.
5. That a variance from the provisions of said
Ordinance No. 962 be and hereby is granted with reference to
all the certain real property situated in the City of National
City, California, more particularly described as follows:
PARCEL 1. Beginning at the corner of the property
line at the Southeast corner of the intersection of 6th Street
and Arcadia Avenue, thence; South 328.03 feet to 7th Street,
thence; 100 feet East, thence; North 117.03 feet, thence; East
170 feet, thence; North 211 feet, thence; West 64 feet, thence;
South 105.5 feet, thence; West 40 feet, thence; North 50.5 feet,
thence; West 56 feet, thence; North 55 feet, thence; West 110
feet to the point of beginning.
PARCEL 2. Beginning at the corner of the property
line at the Northeast corner of the intersection of 6th Street
and Arcadia Avenue, thence; East 330 feet, thence; North 152
feet, thence; West + 505 feet, thence; Southeast + 200 feet
to the point of beginning.
6. That the variance hereby granted is as follows:
Variance from the provisions of the Zoning Ordinance No. 962
of the City of National City to permit the expansion of the
existing Trailer Court, not for public use, 23 spaces, at 610
Arcadia Avenue, National City, California. Variance granted
is subject to the following conditions and/or restrictions:
a. Said trailer park shall be reserved only
for employees of the sanitarium and hospital and employees of
the sanitarium and hospital who retire while living in the
trailers and at no time shall it be used as a commercial en-
terprise open to the general public; provided, however, that
the sixteen (16) spaces located north of 6th Street may be
used for people, accepted by the Paradise Valley Sanitarium
for retirement care, to live in independently until they are
ready for retirement in the Paradise Valley Sanitarium and
Hospital Retirement Home.
b. An additional thirty-five (35) feet of
right-of-way shall he dedicated for 7th Street for a sixty
(60) foot street width for one hundred (100) feet parallel to
the proposed expansion area and improved with curbs, gutters,
sidewalk and paving.
c. Sidewalks shall be installed on 6th Street
on all frontage of subject property.
d. Complete grading plan of the entire area,
using National City datum, shall be furnished to the City of
National City, showing the complete development plan with
streets, sewers, drainage facilities, etc.
e. Applicant shall secure a Special Use Permit
with the approval of all development plans from the City
Planning Commission in compliance with Zoning Ordinance No.
962 of the City of National City, prior to the commencement
of construction.
f. Said variance shall be subject to review
every two years by the City Planning Commission.
7. In the event that the City Council should here-
after find and determine that the conditions above set forth
have not been satisfied, it may declare this variance void
and of no further effect.
PASSED AND ADOPTED this 14th day of January,
1969.
