RESOLUTION GRANTING ZONE VARIANCE PURSUANT TO
ORDINANCE NO. 962 AND AMENDING PRIOR ZONE VARIANCE NO. Z-28
(Zone Variance No. Z-60, Paradise Valley Sanitarium
and Hospital; and Amendments to Zone Variance No. Z-28
Concerning the Same Land)
The City Council of the City of National City does
hereby find, determine, order and resolve as follows:
1. That practical difficulties, unnecessary hard-
ship, and a result inconsistent with the general purpose and
intent of Ordinance No. 962 would occur through strict ap-
plication of the provisions of said Ordinance to that certain
real property hereinafter described.
2. That a Petition requesting variance has been
filed pursuant to the provisions of Section 12 of said Ordin-
ance and said Petition complies with all the requirements of
said section.
3. That the National City Planning Commission did
hold a hearing on s aid Petition and did recommend to the City
Council that a variance be granted.
4. That the granting of a variance with reference
to the property hereinafter described will not defeat, but
rather will carry out the general intent and purpose of the
National City Zoning Ordinance, will provide for the public
safety and welfare and will administer substantial justice.
5. That a variance from the provisions of said
Ordinance No. 962 be and hereby is granted with reference to
all the certain real property situated in the City of National
City, California, more particularly described as follows:
PARCEL 1. Beginning at the corner of the property
line at the Southeast corner of the intersection of 6th Street
and Arcadia Avenue, thence; South 328.03 feet to 7th Street,
thence; 100 feet East, thence; North 117.03 feet, thence; East
170 feet, thence; North 211 feet, thence; West 64 feet, thence;
South 105.5 feet, thence; West 40 feet, thence; North 50.5 feet,
thence; West 56 feet, thence; North 55 feet, thence; West 110
feet to the point of beginning.

e. Applicant shall secure.a Special Use
Permit with the approval of all development plans from the
City Planning Commission in compliance with Zoning Ordinance
No. 962 of the City of National City, prior to the commence-
ment of construction.
7. In the event that the City Council should here-
after find and determine that the conditions above set forth
have not been satisfied, it may declare this variance void and
of no further effect.
BE IT FURTHER RESOLVED that Paragraph 7(d) of Res-
olution No. 8570, as amended by Resolution No. 8595, is
amended to read as follows:
7(d) The applicant shall dedicate the land
necessary to widen 7th Street to a sixty (60) foot
right-of-way between Burden Drive and Arcadia Place,
and fully improve the same with curbs, gutter, side-
walks and pavement according to City standards with-
in two years hereof.
BE IT FURTHER RESOLVED that zone variance No. Z-28
granted by Resolution No. 8570, as amended by Resolution No.
8595 is extended for a period of two years from the date of
the adoption of this resolution.
BE IT FURTHER RESOLVED that Resolution No. 9738
is hereby rescinded.
