HomeMy WebLinkAboutCC RESO 9823RESOLUTION NO. 9823 RESOLUTION GRANTING PERMISSION TO INSTALL OVERSIZE DRIVEWAY (200 W. 8th Street) BE IT RESOLVED by the City Council of. the City of National City that the application of F. James Bear at 200 W. 8th Street be granted subject to the following con- ditions: 1. The entire seventy feet on 8th Street paral- lel to subject property shall be retained for on -street parking and no driveway shall be permitted off 8th Street. 2. Off-street parking shall be installed and maintained in compliance with all requirements of the Zon- ing Ordinance for an office building. 3. Off-street parking shall be so arranged that no portion of any parked vehicle shall encroach at any time upon public right-of-way. No parked motor vehicle shall block at any time the area of the public sidewalk. 4. A standard commercial driveway shall be installed in accordance with the specifications on file in the Engineer- ing Department. 5. The existing residential structure may be per- mitted to be used for office spaces,, subject to the following: a. All residential facilities shall be re- moved including all habitable rooms designed or intended to be occupied for living,. sleeping, cooking and dining. Said rooms shall be re -panelled and designed for office spaces,, entrance room and/or waiting room. b. Existing porch to be removed and replaced with a decorative entrance. Thirty percent of the front, in- cluding the decorative entrance shall be architecturally treated to increase the aesthetic appearance of the building. c. Decorative fence and/or gate shall be in- stalled between the existing structure and the southerly property line. Said fence and/or gate shall be attached to the existing structure and extended four (4') feet to the southerly property line. d. Planter box or landscaping shall be in- stalled at the foundation of the structure adjacent to the front entrance. e. Area between the existing .structure and the north property line shall be landscaped. Landscape to include a planter box at the base or foundation of the ex- isting structure. f. All landscaping shall be provided with permanent watering system and all such areas shall be per- manently maintained in a growing and healthy condition. Permitting any portion of .the required landscape to die, or become deteriorated and not replaced, shall constitute prima facia evidence of a violation of the zoning ordinance. g. Exterior surface of the structure shall be painted. Said structure shall be maintained in good repair and shall be kept painted when necessary for the purpose of preservation and appearance. h. Said structure shall be brought up to con- formance with all laws, codes and ordinances of the City of National City. i. Rear portion of subject building site shall be cleared of all weeds and debris and shall be main- tained free of all weeds and debris. J. Existing fence on the southerly property line shall be removed. k. Permanent change of occupancy shallnot be exercised until after the issuance of a Certificate of Occupancy by the Director of Building and Housing; provided however, that temporary occupancy may be permitted by the Director of Building and Housing. In the event temporary occupancy is permitted, compliance of all requirements and conditions outlined above shall be completed within ninety f days after the date temporary occupancy is granted by the Director of Building and Housing.
