RESOLUTION APPROVING FINAL MAP FOR
O. D. ARNOLD HILLS SUBDIVISION
BE IT RESOLVED by the City Council of the City of
National City that the final map for the proposed O. D. Arnold
Hills Subdivision be approved subject to the following con-
ditions:
1. Lynda Place be fully improved - paving, curbs,
gutters and sidewalks - as a forty foot (40') travelway within
a fifty foot (50') right-of-way, ending into a cul-de-sac with
a minimum forty foot (40') radius.
2. Five foot (5') sidewalk on Lynds Place to be
installed contiguous to the curb and to the property line.
3. Street signs to be installed and maintained at
the rear of the sidewalk on Lynda Place.
4. Southerly thirty feet (30') of Cagle Street to
be fully improved with paving, curbs, gutters and sidewalks.
Travelway, curbs, gutters and sidewalks to be installed as a
continuation of the alignment of the existing facilities within
the Sweetwater Heights Subdivision to the west.
5. All street improvements to be installed in ac-
cordance with plans approved by the City Engineer in conformance
with all existing ordinances.
6. Frontage upon a dedicated street of Lots 6, 7, 8,
10, 11, 12, 13, 14 and 15 to be accepted as established on the
subdivision map in lieu of the required fifty foot (50') frontage.
7. Setbacks as established on the subdivision map be
approved; provided, however, that the required fifteen foot (15')
setback on lot 14 to be measured from the southerly line of Lot
14 behind the 25 foot entrance.
8. All grading and drainage facilities to be completed
and installed in accordance with the plans approved by the City
Engineer.
9. One (1) tree - type, size and specie to be ap-
proved by the Park Director - to be installed and maintained
between the sidewalk andihe rear of the front yard setback on
Lots 19, 20, 21 and 22.
10. Two (2) trees - type, size and specie to be ap-
proved by the Park Director to be installed and maintained be-
tween the sidewalk and the rear of the exterior side yard set-
back on Lot 1.
11. One (1) tree - type, size and specie to be ap-
proved by the Park Director - to be installed and maintained
within the front yard setback on Lots 1 through 18.
12. Two (2) trees - type, size and specie tote ap-
proved by the Park Director - to be installed and maintained
within the side yard setback on Lot 19,
13. Any portion of the parkways not included within
the sidewalk area and driveway shall be planted and maintained
with ivy, grass or other ground covering,
14. No parking shall be permitted within the twenty-
five foot (25') access to Lot 14 and said access shall remain
unobstructed at all times for free access of emergency vehicles.
15. All proposed electrical, telephone and similar
distribution utility facilities shall be placed underground.
The subdivider shall make all arrangements with the utility
companies and the City of National City for the undergrounding
of said facilities.
16. Owner and/or subdivider shall make all provisions
with the Fire Chief of the City of National City for the instal-
lation of fire alarm boxes and wiring for same in accordance
with the Fire Alarm System of the City of National City.
17. One (1) fire hydrant shall be installed, Location
to be approved by the Fire Chief of the City of National City.
18. A11 water distribution facilities shall be in-
stalled in conformance with the specifications of the City of
National City and the California American Water Company.
19. All sewer collection facilities within the pro-
posed subdivision and within the extension of existing facilities
within Cagle Street shall be installed in conformance with the
specifications of the City Engineer of the City of National City.
20. Three (3) 7,000 Lumen Mercury Vapor Ornamental
Street lights to be installed. One at the southeast corner of
Cagle Street and Lynda Place; one within the right-of-way of
Lynda Street at the property line between Lots 2 and 3 and one
within the right-of-way of Lynda Place at the property line be-
tween Lots 8 and 9. Subdivider to work with the San Diego Gas
and Electric Company on the installation of said street lights
with possible future maintenance and operation by the utility
company.
21. Television and radio reception shall be provided
by concealed antennas or by an underground or other concealed

cable and one central antenna. Any television and/or cable

installed shall be placed underground. If the subdivider can
show the Planning Commission at a later date this requirement
would create a hardship or become economically not feasible
this requirement will then be reconsidered.
22. An attached or detached or detached enclosed
garage for two cars shall be constructed simultaneously with
each dwelling constructed. Said garage shall be maintained
for "off street parking" unless provisions can be made to con-
struct another off-street parking garage in accordance with
the Zoning Ordinance of the City of National City.
23. All garages opening upon a street shall maintain
a minimum twenty foot (20') setback from the property line to
prevent encroachment within public right-of-way of any automobile
temporarily parking within the front yard setback. No perman-
ent parking shall be permitted within the front yard setback.
24. All slopes less than twelve feet (12') in height
including all slopes within individual lots shall be planted
with a small variety of ice plant - i.e., Croceum or Floribunda.
25. All slopes over twelve feet (12') in height shall
be planted with a small variety of ice plant at the top six
feet (6') and bottom six feet (6'). Intermediate area area may
be planted with a coarse ice plant - i. e. Edule.
26. All slopes over fifteen feet (15') in height with
over a two to 1 slope shall be planted with five (5) shrubs per
lot.
27. Planting of slopes as outlined in 24, 25 and 26
shall also apply to areas encompassed within slope rights from
adjacent properties.
28. In the event slope rights are required from adjacent
properties, said rights shall be acquired and recorded with the
City of National City prior to acceptance of the Final Map.
29. The subdivider shall pay to the City of National
City $130.00 per acre as capital investment in the Sweetwater
Sewer Trunk Line which will be turned over to the County Special
Services Districts.
