RESOLUTION APPROVING TENTATIVE MAP FOR MILES
MANOR NO. 1 SUBDIVISION
BE IT RESOLVED by the City Council of the City of
National City that the tentative map for the proposed Miles
Manor No. 1 Subdivision be approved subject to the following
conditions:
1. If subject property is developed for single
family or two family residence use, a minimum of 20 feet from
the property line and the front of all garages, carports,
and/or off-street parking spaces shall be maintained.
2. Off-street parking to be provided at a minimum
of 1-1/2 spaces per dwelling unit, if developed single resi-
dence and one space per unit if developed multiple residence
use.
3. All distribution and communication utility
facilities within the boundaries of said subdivision shall be
placed underground if developed for multiple residence use,
or all distribution and communication utility facilities with-
in the boundaries of said subdivision shall be installed using
grey celonex treated poles with grey hardware if developed for
single family use.
4. All utility expenses, on or off site, shall be
arranged for and paid for by the subdivider.
5. One tree per lot to be installed, species
"Podocarpus Elongata" (15 gallon size) 5 feet from the side-
walk, 1 foot outside the property line, or one tree per lot
to be installed, species "Brazilian Pepper" 8 feet from the
sidewalk, 1-1/2 feet inside the property line.
If the trees are not installed, the subdivider
shall be required to deposit with the City a sum not less
than $17.50 per tree and the City be required to purchase,
plant and stake acceptable tree upon completion of the sub-
division. This requirement to apply only to the "Podocarpus
Elongata" within the public right of way; no waiver of time
to be granted to the planting of the "Brazilian Pepper" on
the property. Brazilian Pepper trees required to be planted
on private property shall be planted prior to the acceptance
of the City of the completed subdivision.
6. Soil test reports to be furnished to the Build-
ing Department prior to the issuance of a building permit.
7. Lot 9 not to be shown and to be excluded from
the subdivision since at the present time said lot is below
grade, was not filled and compacted along with Lots 1 through
8 and as such is not suitable for residential use.
All fills within the subdivision, and along the
Northerly line of Lot 8 on adjacent lands, compaction of same,
and construction of all slopes installed in connection with
said subdivision, compaction of same, shall be subject to the
approval of the Citygineer.
8. Three foot lined drainage ditch, approved by
the City Engineer shallte installed along the Easterly line
of said subdivision as shown on the revised grading plan,
Miles Manor No. 1 as revised February 4, 1967.
9. Retaining wall, 1 to 3 feet in height, approved
by the Building Inspector and City Engineer, shall be installed
along the Southerly line of Lot 1 as shown on the revised grad-
ing plan of February 4, 1967.
10. The 2:1 slope along the Northerly boundary of
the subdivision, Northerly line of Lot 8, to be installed sub-
ject to the letter from Fluidgenics, by F. Dale Faris on file
in the Planning Department, granting slope rights to the R. A.
Miles Construction Company for the Northerly property line
of the Miles Manor #1 Subdivision.
