C233 RESOLUTION GRANTING ZONE VARIANCE PURSUANT 10 ORDINANCE NO. 962 (Reliance Steel and Aluminum Company) The City Council of the City of National City does hereby find, determine, order and resolve as follows: 1. That practical difficulties, unnecessary hard- ship, and a result inconsistent with the general purpose and intent of Ordinance No. 962 would occur through strict appli- cation of the provisions of said Ordinance to that certain real property hereinafter described. 2. That a Petition requesting a variance has been filed pursuant to the provisions of Section 12 of said Ordin- ance and said Petition complies with all the requirements of said section. 3. That the National City Planning Commission did hold a hearing on said Petition and did recommend to the City Council that a variance be granted. 4. That the granting of a variance with reference to the property hereinafter described will not defeat, but rather will carry out the general intent and purpose of the National City Zoning Ordinance, will provide for the public safety and welfare and will administer substantial justice. 5. That a variance from the provisions of said Ordinance No. 962 be and hereby is granted with reference to all the certain real property situated in the City of National City, California, more particularly described as follows: Block 277 Lots 1 thru 10 and that closed portion of 21st Street adjacent and Block 278 Lots 1 thru 8 and that closed portion of 21st Street adjacent as shown on National City Map No. 348, San Diego County Recorders Office. 6. That the variance hereby granted is as follows: Waiver of the required 4 foot setback on Harrison Avenue, sub- ject to the following conditions: (1) A four foot setback be maintained along 20th Street frontage. (2) At such time as curbs and sidewalks are installed on the 20th Street frontage, said four foot setback shall be landscaped - planted with grass, trees, shrubs or other suit- able ground coverage, and shall be planted and maintained by the developer and/or owner. Such landscaped area shall also contain an adequate watering system to maintain said landscaping. (3) Variance to be brought back for review by the Planning Commission for consideration of landscaping after one year when review is made of the waiver of sidewalks and curbs on 20th Street. 7. In the event that the City Council should here- after find and determine that the conditions above set forth have not been satisfied, it may declare this variance void and of no further effect.
