RESOLUTION GRANTING ZONE VARIANCE PURSUANT TO ORDINANCE NO. 962
The City Council of the City of National City does
hereby find, determine, order and resolve as follows:
1. That practical difficulties, unnecessary hard-
ship, and a result inconsistent with the general purpose and
intent of Ordinance No. 962 would occur through strict appli-
cation of the provisions of said Ordinance to that certain
real property hereinafter described.
2. That a Petition requesting a variance has been
filed pursuant to the provisions of Section 12 of said Ordi-
nance and said Petition complies with all the requirements of
said section.
3. That the National City Planning Commission did
hold a hearing on said Petition and did recommend to the City
Council that a variance be granted.
4. That the granting of a variance with reference
to the property hereinafter described will not defeat, but
rather will carry out the general intent and purpose of the
National City Zoning Ordinance, will provide for the public
safety and welfare and will administer substantial justice.
5. That a variance from the provisions of said
Ordinance No. 962 be and hereby is granted with reference to
all the certain real property situated in the City of National
City, California, more particularly described as follows:
A portion of Quarter Section 105, Rancho de la Nacion,
Map No. 166, Records of San Diego County, California, des-
cribed as follows:
Beginning at the intersection of the centerline of
the Southeast Quarter of said Quarter Section 105 with
the East line of the West Quarter of said Quarter Sec-
tion 105. Thence Northerly along said East Line of the
Southeast Quarter of said Quarter Section 105, 430 feet;
thence Southerly along a line parallel with the said East
line of the West Quarter of said Quarter Section 105
to an intersection with a line parallel with and 100
feet Northerly of the centerline of the Southwest Quarter
of said Southeast Quarter; thence Easterly along said
parallel line to an intersection with the said center-
line of the Southeast Quarter of Quarter Section 105;
thence Northerly along said centerline to the point of
beginning in the said centerline of the Southeast Quarter
of Quarter Section 105. (6th and Arcadia)
6. That the variance hereby granted is as follows:
Permission to construct, operate and maintain a trailer park
subject to the restrictions specified in paragraph 7.
7. That said variance is hereby granted upon the
following conditions:
(a) That said trailer park is reserved only for
employees of the sanitarium and hospital and employees of the
sanitarium and hospital who retire while living in the trailers
and at no time to be used as a commercial enterprise open to
the general public.
(b) An additional 40 foot right of way to be
dedicated westerly of Sixth Street to Arcadia Place as Sixth
Street is shown on Paradise Knolls, Map No. 2305, said 40 feet
being the Southerly 40 feet of the Northwest Quarter of the
Southeast Quarter of Quarter Section 105.
(c) An additional 40 foot of right of way to be
dedicated to widen Arcadia Place to a 60 foot right of way be-
tween Sixth Street and Seventh Street.
(d) An additional dedication be made to widen
Seventh Street to a 60 foot right of way between Burden Drive
and Arcadia Place.
(e) The plans of said trailer park, with issuance
of a permit therefor, be approved by the Planning Commission as
required by Ordinance No. 962, Section 8-F, Sub -section 2 before
construction starts.
(f) Complete grading plan of the entire area,
using National City Datum, to be furnished to the City of
National City. Said plans to be a complete development plan
showing streets, sewer, drainage facilities, etc.
(g) All streets to be improved to City Standards.
8. In the event that the City Council should here-
after find and determine that the conditions above set forth
have not been satisfied, it may declare this variance void
and of no further effect.
