RESOLUTION GRANTING ZONE VARIKCCE PURSU s.NT TO 0RDINx NCE N0. 962
The City Council of the City of National City does hereby find, de-
termine, order and resolve as follows:
1. That practical difficulties, unnecessary hardship, and a result
inconsistent vita the general purpose and intent of Ordinance No. 962 would
occur through strict application of the _provisions of said Ordinance to that
certain real property hereinafter described.
2. That a Petition requesting a variance has been filed pursuant
to the provisions of Section 12 of said Ordinance and said Petition complies
with all the requirements of said section.
3. That the National City Planning Commission did hold a hearing
on said Petition and did recommend to the Gity Council that a variance be
granted.

hereinafter described will not defeat, but rather will carry out the general
intent and purpose of *he National City Zoning Ordinance, will provide for
the public safety and welfare and will administer substantial justice.
5. That a variance from the provisions of said Ordinance No. 962
be and hereby is granted with reference to all the certain real property sit-
uated in the '2ity of National City, California, more particularly described
as follows:
Those portions of Blocks 151 and 152 and closed portions
of 23rd Street and Harding Avenue lying adjacent thereto, all
as shown on Map of National City No. 348 on file in the Re-
corder's Office of San Diego County, California, more particu-
larly described as follows:
(1) Commencing at the Northwest corner of said Block 151;
(2) Thence Easterly along the Northerly line of said Block
151, a distance of 200 feet to the True Point of
Beginning;
(3) Thence Southwesterly along a straight line which pro-
longed intersects the Northerly line of Lot 7 of said
Block 151 a distance of 75 feet Easterly of the West-
erly line of said Block 151, to a point of tangency
with a 200-foot radius curve, concave to the East;
(4) Thence Southerly along the arc of said curve to a
point of tangency with a line parallel with and 75 feet
Easterly of the Westerly line of said Block 151;

Thence Southerly along said parallel line and its pro-
longation to the Southerly line of said Lot 152;
Thence Easterly along said Southerly line and its pro-
longation to the Easterly line of said Harding Avenue;
Thence Northerly along said Easterly line to the East-
erly ;.prolongation of the Northerly line of said Block
151;
Thence Westerly along said prolongation and said North-
erly line to the True Point of Beginning.
6. That the variance hereby granted is as follows:
Permission to conduct an auto wrecking yard.
7. That said variance is hereby granted upon the following condi-
(a) That said variance shall be valid only so long as the
property is being operated by James D. Coleman and/or
John Berard, and if for any reason whatsoever both said
Coleman and Berard cease to be personally active in the
operation of said _premises, this variance shall ipso
facto terminate.
(b) That said variance is to be reviewed by the Planning
Commussion after two years from date of approval by
the City Council for further continuation.
(c) That there be no burning.
(d) That the entire area be enclosed by a solid wall or
structure not less than 8 feet in height and that none
of the material within such enclosure be placed so
that such material or any portion thereof extrudes
therefrom or projects above said fence.
(e) That the required eight (8) foot fence be painted and
maintained to present a. clean appearance.
(f) That no wrecked or non -operating vehicles be parked
outside the fenced area.
(g) That off street parking be provided within the fenced area
for a minimum of fifteen (15) cars.
(h) That the area between the fence and the street travelway
be kept free from weeds and all other obnoxious plant growth
and maintained so for the period of the variance.
S. In the event that the City Council should hereafter find and
determine that the conditions above set forth have not been satisfied, it may
declare this variance void and of no further effect.
