RESOLUTION NO. 3094
WHEREAS it appearing to the City Council that it is
necessary for the safety and welfare of said City that
certain portions of said City should be re -zoned and a new
zone created for said area;
NOW, TRERE:r`'ORE, BE IT RESOLVED by said City Council
that Ordinance No. 622 of the Ordinances of the City of
National City, California, be amended according to the pro-
visions amending the same contained in said Ordinance, by
oreating a new Zone C2.d. entitled "Limited Business". A
copy of Zone C2A. is attached hereto and made a part and
parcel hereof. The Zone C2A shall comprise that portion of
the City of National City, California, commencing one-half
way between lst and 2nd Streets and extending in a southerly.
direction to the middle portion between 8th and 9th Streets
and in said area extending on either side of Highland Avenue
one-half block in accordance with an abstract of a map
prepared by the City Engineer and. attached hereto and made a
part and parcel hereof and -marked Exhibit "B", ``hat the said
zone map of the City of National City set forth in. said
Ordinance No. 622 be amended to conform to the said proposed
abstract of the same.
Further that the Planning Commission of the City of
National City comply with Ordinance.No. 622 of the Ordinances
of the City of National City in calling and conducting a public
hearing and making recommendations to the City Council.

ZONE "C2A" - REGULATIONS-(LTMTTED BUSINESS)
SECTION 10 - USES - No building, structure and/or improvement
or portion thereof shall be erected, constructed, converted,
altered and/or enlarged on any lot in Zone "C2A", and no such lot
.or premises shall be used for any purpose except as hereinafter
specifically provided and allowed in this section.
(a) Any lot or premises in Zone "C2A" may be used for any
purpose allowed in Zone "R1," Zone "R2" or Zone "R4".
(b) Any such lot, building and/or structure in.Zone "C2A"
may be used and occupied for the following purposes: stores or
shops forthe conduct of a retail business; offices, automobile
camps, banks, beauty parlors, conservatories, studios, photographic
galleries, hospitals, sanitariums, dressmaking, millinery, shoe
or tailor shops, undertaking parlors, auto service stations and
storage garages, fire and police stations, libraries, museums,
telephone exchange without service yard or outside storage of
supplies, electrical distributing station for the purpose of
distributing electrical energy to the inhabitants of the district
and other similar purposes which in the opinion of the Commission
as evidenced by resolution of record, are not more obnoxious or
detrimental to the welfare of the particular community than the
businesses or enterprises enumerated in this section, provided
that all such buildings and/or structures do not cover more than
eighty (80%) per cent of the total area of an inside lot, and do
not cover more than ninety (90%) per cent of the total area of a
corner lot.
(c) There may be the usual accessories in connection with
such buildings, structures, and/or improvement and/or uses.
(d) HEIGHT - No such building, structure and/or improvement
in Zone "C2A" shall be more than four (4) stories nor more than
fifty feet (-50) in height measured in a manner defined in this
ordinance.
(e) Every such building or portion thereof in Zone "C2A"
which is designed, intended and/or used for any purpose permitted
in the "R4" Zone shall comply with the provisions of said "R4"
Zone, regarding front yards, rear yards, side yards and percentage
of lot occupied, (provided that when the ground floor of any
such building is used for any commercial purpose permitted in
Zone "0'"' no side yard is required adjacent to the street.)
(f) SIDE YARD - There shall be a side yard and/or rear
yard along the end of the rear of every such building, structure
and/or improvement which is bordering on "Ri", "R2" or "R4" Zones,
which side yard shall not be less than a side yard as required
in "R4" Zone.
(g) FRONT YARD No such building, structure and/or
improvement in a Zone C2Allmtlitialg district which is entirely
surrounded by "R" residence districts shall have its front
wall nearer the street line than ten (10) feet.
No building, structure or improvement existing prior to
the adoption of 02A, shall be altered, repaired or improved
in excess of 50% of its assessed valuation,
