STATED THAT PARKING IS NOT
ANTICIPATED TO BE A PROBLEM. SHE
STATED THAT SOME EMPLOYEES ONLY
COME AT CERTAIN TIMES, LIKE THE
COUNSELOR WHO IS THERE ONLY 2
HOURS A WEEK. SHE STATED THE VANS
HOLD UP TO 20 PEOPLE, THEY MIGHT
ONLY USE 3 VANS.
COMMISSIONER GODSHALK MENTIONED
THAT THE LANDLORD MIGHT BE ASKED
TO RESERVE SPACES FOR THE VANS.
COMMISSIONER DETZER ASKED WHERE
THE VANS WOULD BE PARKED AFTER
HOURS.
MS. MURASHOVA RESPONDED THAT THE
VANS WOULD BE PARKED ON -SITE WITH
INSTALLED ALARMS.

THIS PROPERTY FOR SALE AS FOUR
UNITS. SHE STATED THAT THIS OWNER
GOT CAUGHT AND THE CITY SHOULD
NOT REWARD THEM AND LEGALIZE IT.
THE MOST ALLOWED SHOULD BE THREE
UNITS.
GEORGIA GUARANO, 410 HARBISON
AVENUE, STATED THAT SHE FEELS
THERE SHOULD BE PENALITIES FOR
THOSE WHO ILLEGALLY CONVERT
GARAGES INTO UNITS. SHE ALSO
STATED THAT THIS PROPETY DOES NOT
HAVE A RENTAL PROPERTY PERMIT.
KATHY SUTCH, PROPERTY OWNER
STATED THAT SHE PURCHASED THIS
PROPERTY IN MAY, 1998 AND IT WAS
REPRESENTED TO HER AS FOUR UNITS.
SHE THEN FOUND OUT A YEAR LATER
THAT THE UNITS ARE NOT LEGAL AND
SHE IS TRYING TO REMEDY THE
SITUATION. SHE WOULD LIKE TO KEEP
THE PROPERTY WITH FOUR UNITS, AS
THE CODE ALLOWS HER SIX. SHE
STATED THAT SHE HAS DONE
ELECTRICAL AND PLUMBING REPAIRS,
REPLACED SCREENS AND CARPETING,
AND WORKED ON THE FENCES.
TIM JONES, 294 SHASTA STREET, CHULA
VISTA, ARCHITECT STATED THAT THE
PROPERTY OWNER WAS DECEIVED
WHEN SHE PURCHASED THE PROPERTY
AND IS NOW TRYING TO LEGALIZE THE
UNITS. HE FURTHER STATED THAT THE
STUDIO UNIT HAS A PERMIT AND IT IS
NOW CONSIDERED LAWFUL NON-
CONFORMING. THE PROPERTY OWNER
DOES NOT INTEND TO PASS ALONG THE
PROBLEMS TO ANOTHER BUYER, BUT TO
LEGALIZE THE UNITS.

HOW MUCH RENT IS BEING RECEIVED

THAT THE ILLEGAL UNITS SHOULD BE
VACATED WITHIN THIRTY DAYS AND
THE ONE UNIT CAN AGAIN BE RENTED
OUT UPON COMPLETION OF CONDITIONS

ALLOWED TO STAY. THE CONVERTED
GARAGE WILL NEED TO BE VACATED
AND CONVERTED BACK TO A GARAGE.
ONE PORTION OF THE HOUSE WILL NEED
TO BE VACATED AND A BUILDING
PERMIT PULLED BEFORE THE HOUSE
CAN AGAIN BE RENTED OUT AS A
DUPLEX.
COMMISSIONERS ASKED THAT
ENGINEERING REVIEW CONDITION NO. 5
REQUIRING ALLEY IMPROVEMENTS AND
DETERMINE IF IT IS STILL NECESSARY.
TIM JONES ASKED IF MAKING THE
