SOUTHEAST CORNER OF BAY MARINA DRIVE AND HARRISON AVENUE.

SYCUAN TRIBAL DEVELOPMENT CORPORATION AND MAKING CERTAIN FINDINGS

EXPLANATION:
Staff has been working in collaboration with Marina Gateway Development Company, LLC and Sycuan
Tribal Development Corporation (Developers) to prepare a Disposition and Development Agreement (DDA)
for the development of a hotel/tourist commercial center on the property located on the southeast corner of
Bay Marina Drive and Harrison Avenue. This item was scheduled and publicly advertised for this meeting.
However, Staff and the Developers are still in the process of finalizing the negotiation with regards to the
terms of the DDA. Therefore, Staff recommends that the Community Development Commission Board and
City Council continue this item to the Joint Public Hearing of the Community Development Commission and
City Council on April 6, 2004.
Public Notification:
Pursuant to Section 33433 of the California Health & Safety Code, a Joint Public Hearing Notice was pub-
lished in the Daily Transcript on March 12 and 19, 2004.

Financial Statement
The CDC will receive $2,752,992 for the sale of the 6.32 ace parcel located on the southeast corner of Bay Ma-
rina Drive and Harrison Avenue. This translates into a purchase price of $10 per square foot.
STAFF RECOMMENDATION
OPEN THE JOINT PUBLIC HEARING and recommend that the Community Development Commission
Board and City Council TABLE this matter to a date to be determined.
