The applicant is requesting that the three half -blocks along the east side of Roosevelt Avenue between
Civic Center Drive and 16th Street be added to the Downtown Specific Plan. The amendment would
allow mixed uses including multi -family residential, retail, office, and hospitality uses with a maximum
floor area ratio (FAR) of 4:1 and building height of 65-feet. The applicant proposes to develop 45 multi-
family units on portions of the block between 15th and 16th Streets. The development proposal is not a
part of this request, but would be subject to future review and approval under the Downtown Specific
Plan consistency review process.
