EXPLANATION:
The 3.12-acre project site is developed with four separate buildings comprising 34,019 square feet of
leasable space. There are 140 parking spaces located on the lot. The property is part of Southport
Business Center in the MXC-2 (Major Mixed -Use Corridor) zone. The subject space is the northern
2,000 square feet of a 6,000 square -foot building. The applicant is proposing to remodel the 2,000
square -foot suite to accommodate a new retail coffee business. The design incorporates a new drive -
through aisle and ordering window, which requires a Conditional Use Permit (CUP).
Planning Commission conducted a public hearing on November 18, 2013. Commissioners asked
questions regarding business operations, employment, and conditions of approval. The Commission
voted to approve the Conditional Use Permit based on required findings and subject to Conditions of
Approval.
