To Healey Construction Co, California
Project: Foodland Market
Project Specification No.:06-04
C/O Number 8
C/O Initiation Date: May 4, 2007
A Change Order is hereby recommended for the following work in the amount identified in this
document:
DESCRIPTION OF CHANGE:
This change order provides for: 1) the change in design of the proposed steel tower to the
existing Foodland building structure from a wooden support system to a steel support system.
and 2) relocation of both a rotating and mechanical vent on the roof in conflict with the screen let
in braces. and tower connection to the existing truss system.
The existing roof framing as show on drawing sheet A1.2 does not accurately reflect the existing
roof geometry and location of the existing drainage swale. The project plans also require the
contractor to remove and replace the roof system for impacts caused by the new tower
construction. The contractor proposed to eliminate the wood framing supports and associated
roof removal and substitute with a complete steel structural tower that sits elevated over the
existing roof system. The change provides for the substitution of the wooden "paraellem"
support beam with a W14X30 steel beam. The three (3) wooden cross support "paraellem"
beams are substituted with TS5 steel beams. Connections will now be direct steel to steel
connections, steel support to the existing masonry parapet, and steel post to existing truss support
as shown on the shop drawings submitted on April 12, 2007 by Healey (subcontractor Western
Steel). All material and labor, connections, welding, masonry connections and modifications,
truss support modifications, roof repairs, incidents, supervision, and special inspection, will he
provided by Healey Construction at no cost to the City in order to provide a complete steel tower
system as submitted by Healey Construction in the Western Steel Shop Drawings dated April 12,
2007, sheets E1-E3, and sheets 1-14.This change will provide for a 64 working day time
extension at no additional cost to the City and no additional extended overhead costs granted to
Healey Construction. The total cost to the City for modifications of the tower support system is
$0.00 (zero) dollars. The new contract completion date is August 08, 2007.
The second item on this change order provides for the relocation of the rotating and mechanical
vents on the roof that are in conflict with the screen let in brace and the steel tower support. The
mechanical vent will be shorted to accommodate a let —in brace for the screen system. Work
includes replacing the vent length and moving the base and electrical system. The rotating vent
must also be removed to accommodate the new steel tower. Work includes material, labor, roof
repair, roof repair warranty (5-years), coordination, and supervision. Total change order cost to
move both the rotating and mechanical vents is $ 2,055.20
Change Order No. 8
REASON FOR CHANGE:
The existing roof framing as show on drawing sheet Al .2 does not accurately reflect the existing
geometry and location of the existing drainage swale. The contractor has stated that the roof
would require extensive removal and replacement to provide the proper slope and drainage.
A meeting was held at the project site to review the existing conditions with thc project Architect
and Engineer. Healey construction proposed an elevated all steel structure that would keep the
existing roof system as -is. Healey also indicated the cost differential would be minimal and
would not exceed the cost between the use of wood members and steel members. Although the
project plans require thc contractor to replace and remove the roofing as necessary, the
acceptance of this change order will avoid a potential dispute between the roof replacement
limits and costs.
The replacement of the mechanical and rotating vent is necessary to avoid conflicts with the
proposed screen structure let -in brace and the proposed steel tower. Alternatives were
investigated and it was determined the most cost effective method is to relocate the vents from
interfering with the proposed work.
COST RECONCILIATION: The tower steel frame design change from wooden beams to an
all steel frame design is a no cost change to the City. This change will provide for a 64 working
day time extension at no additional cost and no additional extended overhead costs to the City.
The rotating and mechanical vent costs were reviewed and negotiated to the satisfaction of the
City. The work will be compensated through the project budget. The cost includes all labor,
equipment, supervision, insurance, bonding and permitting to provide a complete working
system for the relocation of the vents (see detailed breakdown).
