1. This Month -to -Month Lease Agreement is entered into on August 7, 2014 by and between
Jim Beauchamp —dba- Beauchamp Family Commercial. ("Landlord") and the City of National City
("Tenant").
2. Landlord hereby leases to Tenant and Tenant hereby leases from Landlord, on the terms and
conditions set forth, the real property located at 1640 Hoover Avenue, National City, California 91950
(Premises).
3. The term of this lease will be three months and continue on a month -to -month basis thereafter, but
shall not exceed 6 months without a written amendment approved by the City Council. This rental agreement
shall commence on August 1, 2014 and shall continue until 90 days after the date Tenant gives the
Landlord written notice of that party's election to terminate the tenancy.
4. Tenant shall pay to Landlord as rent for the sum of $ 3,300.00 per month in advance on the first
day of each month during the term hereof. Rent for any portion of the month shall be prorated on the bases of
a thirty (30) day month.
5. Upon signing the Lease, Tenant shall deposit with Landlord the sum of $ 3,300.00 as a security
deposit for the faithful performance by Tenant of all provisions of this Lease.
6. Landlord shall pay all real property taxes and general assessments levied against the premises during
the term of this Lease.
7. Landlord shall make all arrangements and pay for all heat, Tight, electricity, power, water, sewer
and/or other utility service supplied to the Premises and for all connection and disconnection
charges. Landlord shall maintain the small amount of landscape on the premises and Tenant shall keep the
exterior of the Premises clean and free of debris at all times.
8. Tenant shall not, without the Landlord's prior written consent, make any alterations, improvements,
or additions in or about the Premises. Tenant shall use the Premises as a public works yard/warehouse only
and for no other purpose without the prior written consent of Landlord.
9. Tenant shall always carry at least $1,000,000.00 comprehensive liability insurance naming Landlord
and its property manager as additional insured.
10. Tenant shall not voluntarily or by operation of law assign, transfer, sublet, or otherwise encumber all
or any part of the Tenant's interest in this Agreement or in the premises without Landlord's prior written
consent.
11. Both parties agree that if any rent shall be due hereunder is unpaid, or if Tenant is in default of any
provision of this Agreement, Landlord may re-enter the Premises and remove any property and persons
therefrom in the manner allowed by law. Landlord may, at his option, either maintain this Agreement in full
force and effect and recover the rent as it becomes due, or, in the alternative, terminate this Agreement. In
addition, Landlord may recover all rentals and any other damages and pursue any other rights and remedies
to which Landlord may otherwise be entitled.
12. During the term of this Agreement, Tenant shall maintain the Premises in good order and repair at
Tenant's expense. On the last day of Tenant's occupation, Tenant shall surrender the Premises to Landlord in
good condition, broom clean, ordinary wear and tear excepted.

13. Each provision of this Agreement shall be deemed both a covenant and a condition, which shall be
binding upon and inure to the benefit of each of the parties hereto, and their respective heirs, representatives,
successors and assigns.
14. No waiver by Landlord of any provision of this Lease shall be deemed a waiver of any other provision
or of any subsequent breach by Tenant of the same or any other provision.
15. Time is of the essence of this Agreement and all provisions hereof. If Tenant is late in paying the rent
when due, a late charge of 5% of the amount due shall be assessed. Rent is due by the Is` of every month.
16. Tenant shall permit Landlord to enter upon the Premises, with 24 hour prior notice, for the purpose
of inspecting, repairing or restoring the same and Landlord shall be permitted to show the premises to any
prospective buyers, tenants or brokers at any time. Tenant shall furnish a key to Landlord and in the event
Tenant changes any locks, Landlord shall immediately be provided with duplicate keys.
17. Any hazardous materials at the Premises will be disposed of or removed by the Tenant in compliance
with all legal requirements.
18. All notices to be given to the Tenant may be given in writing personally or by mail addressed to the
Tenant at the Premises.
19. This Agreement contains the entire agreement between the parties with respect to the month -to -month
tenancy and may only be modified by a written instrument signed by all parties hereto.

ADDITIONAL INSURED ENDORSEMENT
In consideration of the payment of premium, it is agreed for claims occurring and reported after
7/1/98, that the following amendments / additions apply:
1. Section III — Persons and/or Entities Covered, is amended to include any person(s) or
organization(s) when required in a written contract or agreement to provide coverage but only
for Personal Injury or Property Damage liability which:
a. is covered by this Memorandum of Insurance; and
b. arises out of:
1. the normal course of the Named Covered Party's operations; or
2. ownership, maintenance or use of that part of the premises or land rented
to or leased to and occupied by, the Named Covered Party; or
3. work performed for that Covered Party, by the Named Covered Party;
or
4. that Covered Party's financial control of the Named Covered Party; or
5. the maintenance, operation or Use by the Named Covered Party of any
equipment or Automobile leased to you by such person(s) or
Organization(s).
2. The limits of coverage afforded to such person(s) or organization(s) will be:
a. the minimum limits of coverage which the Named Covered Party agreed to
provide; or
b. the limits of coverage of this Memorandum of Insurance, whichever is less.
3. Coverage provided under this Endorsement may be primary over any applicable
insurance, and the Authority may provide a notice of cancellation if requested.
4. Coverage provided under this Endorsement expires:
a. when the written contract or agreement ceases; or
b. when the Named Covered Party ceases to be a tenant in the premises.

Program Authority Memorandum of Insurance.
