EASEMENT
THE PARKING AUTHORITY OF THE CITY OF NATIONAL CITY, CALIFORNIA,
(Grantor), grants to SAN DIEGO GAS & ELECTRIC COMPANY, a corporation (Grantee), an
easement and right of way in, upon, over, under and across the lands hereinafter described, to
erect, construct, change the size of, improve, reconstruct, relocate, repair, maintain and use
facilities consisting of:
1. Underground facilities and appurtenances for the transmission and
distribution of electricity.
2. Underground pipelines and appurtenances for natural gas.
The above facilities will be installed at such locations and elevations upon, along, over
and under the hereinafter described easement as Grantee may now or hereafter deem convenient
or necessary. Grantee also has the right of ingress and egress, to, from and along this easement
in, upon, over and across the hereinafter described lands. Grantee further has the right, but not
the duty to clear and keep this easement clear from explosives, buildings, structures and
materials.
The property in which this easement and right of way is hereby granted is situated in the
County of San Diego, State of California, described as follows:

That portion of Lot 10 of L.W. Kimball's Subdivision of parts of Quarter Sections 98, 99,
110 and 111 of Rancho De La Nacion, according to Map thereof No. 63, filed in the Office of the
County Recorder of said County of San Diego, more particularly described in Exhibit "A",
consisting of one (1) page, attached hereto and made a part hereof
The easement in the aforesaid property shall be those strips of land, including all of the
area lying between the exterior sidelines, which sidelines shall be three (3) feet, measured at right
angles, on each exterior side of each and every utility facility installed within said property on or
before October 20, 2007.
In order to provide adequate working space for Grantee, Grantor shall not erect, place or
construct, nor permit to be erected, placed or constructed any building or other structure, park
any vehicle, deposit any materials, plant any trees and/or shrubs within eight (8) feet of the front
of the door or hinged opening of any above ground facility installed within this easement.
Grantor grants to Grantee the right to erect and maintain on Grantor's property immediately
adjacent to this easement retaining walls and/or protective barricades as may be necessary for
Grantee's purposes.
Grantor shall not erect, place or construct, nor permit to be erected, placed or constructed,
any building or other structure, plant any tree, drill or dig any well, within this easement.
Grantor shall not increase or decrease the ground surface elevations within this easement
after installation of Grantee's facilities, without prior written consent of Grantee, which consent
shall not unreasonably be withheld.
Grantor further grants to Grantee the right to assign any or all of the rights granted in this
easement in whole or in part to other companies providing utility or communication
facilities/services.
Grantee shall have the right but not the duty, to trim or remove trees and brush along or
adjacent to this easement and remove roots from within this easement whenever Grantee deems it
necessary. Said right shall not relieve Grantor of the duty as owner to trim or remove trees and
brush to prevent danger or hazard to property or persons.
CONDUITS CARRY HIGH VOLTAGE ELECTRICAL CONDUCTORS, AND
PIPELINES MAY CARRY VOLATILE MATERIALS, therefore Grantor shall not make or
allow any excavation or fill to be made within this easement WITHOUT FIRST NOTIFYING
SAN DIEGO GAS & ELECTRIC COMPANY BY CALLING 696-2000, and OBTAINING
PERMISSION.
The legal description for this easement was prepared by San Diego Gas & Electric
Company pursuant to Section 8730 of the Business and Professions Code, State of California.
This easement shall be binding upon and inure to the benefit of successors, heirs,
executors, administrators, permittees, licensees, agents or assigns of Grantor and Grantee.

Beginning at a point on the Northerly line of said Lot 10, said point being 20.00 feet Westerly, measured

EXPLANATION
As conditions for the Westfield Plaza Bonita Mall expansion San Diego Gas and Electric Company
(SDG&E) is requiring the installation of underground electricity transmission and distribution facilities
and pipelines for natural gas. The proposed facilities will encroach into Parking Authority owned
properties at the southerly end of Westfield Plaza Bonita near the intersection of Bonita Mesa road and
Plaza Bonita Road APN 570-020-46-00 and 570-020-47-00.
SDG&E is requesting easements for the installation and maintenance of underground facilities and
appurtenances for the transmission and distribution of electricity and underground pipelines and
appurtenances for natural gas within the Parking Authority owned properties.
SDG&E requests that the easement be approved by the Parking Authority prior to their approval.
SDG&E will then record the document and forward a recorded copy to the Parking Authority

WHEREAS, as part of the Westfield Plaza Bonita Mall expansion, San Diego Gas
and Electric Company (SDG&E) is requiring the installation of underground electricity
transmission and distribution facilities and pipelines for natural gas. The proposed facilities will
encroach into Parking Authority owned properties at the southerly end of Westfield Plaza Bonita
near the intersection of Bonita Mesa Road and Plaza Bonita Road (APNs 570-020-46-00 and
570-020-47-00); and
WHEREAS, SDG&E has requested an easement for the installation and

within Parking Authority of the National City owned property.

All that portion of Lot 10 of L.W. Kimball's Subdivision of Parts of Quarter Sections 98, 99, 110 and
111 of Rancho De La Nacion, in the County of San Diego, State of California, according to Map thereof
No. 63, filed in the Office of the County Recorder of said San Diego County, May 11, 1885, conveyed
by deed from the San Diego and Arizona Railway Company, a Corporation to A. B. Titus and recorded
June 6, 1922 in Book 882, Page 406 of Deeds, filed in the Office of the County Recorder of San Diego
County and described as follows:
That certain parcel of land located in the former railway right of way of the San Diego and South Eastern
Railway Company, in the County of San Diego, State of California, described as follows:
A strip of land 40 feet in width being 20 feet on each side of the center line of Track of the former San
Diego and Southeastem Railway Company's Sweetwater Branch, lying across the West 510 feet of
Southeast Quarter of Quarter Section 110 of the Rancho De La Nacion, in the County of San Diego,
State of California, according to map thereof my Morrill, filed in the Office of the County Recorder of
said County, said strip of land being particularly described by a line running as follows:
Commencing at a point on the North line of the Southeast Quarter of said Quarter Section 110, 993.82
feet from the Northeast comer thereof, said point being also know a Engineer's Survey Station 66 plus
86.87 of said former center line of track; thence South 71° 47' West along said North line 20.2 feet;
thence South 26° 24' East, 459.6 feet; thence on a curve concave to the left with a radius of 593.69 feet,
and tangent to the last described course a distance of 339.1 feet; thence North 18° 14' West, 31.3 feet to
a point known as Engineer Survey Station 74 plus 47.18 of said former center line of track; thence
continuing North 18° 14' West 33.1, feet; thence on a curve concave to the right with a radius of 553.69
feet, and tangent to a line which bears North 54° 05' West, a distance of 267.5 feet; thence North 26° 24'
West, 453.8 feet to a point on the North line of said Southeast Quarter; thence South 71° 47' West, 20.2
feet to the point of commencement.
